A website for landlords wishing to manage their properties privately will be free to use until the end of this year.

It has been created by former letting agent Von Azatian tin consultation with a  solicitor,  to ensure every aspect of the tenancy and management is legally watertight.

It allows landlords to download tenancy agreements, section 21 and 8 notices, and carry out referencing, plus arrange EPC certificates and FAS inspections.  

The website also prompts landlords when to issue notices and agreements, and if a landlord tries to do something out of the correct legal timeframe, it prevents them.

There is also a messaging service which can act as a legal point of reference as the details, time and content of the messages cannot be changed or altered in any way, so they are an accurate record of landlord-tenant conversations held on the website’s server.

A ‘viewing diary’ allows the landlord to input dates and times available for a viewing, without the need to reveal personal details or those of the property. When a tenant logs on, they can view and diary and book a slot. The landlord is then sent an email with the booking request, and can reference the tenant before accepting the viewing.

Azatian said: “Some tenancies do run into trouble. Landlords need to know that all paperwork and actions are legally sound.

“We truly believe this is a unique product that landlords will love. We have a UK and USA patent for the website and have already monitored web conversations from overseas companies looking to replicate our model. But we are the first and will strive to be the best.”   

The website service is free to all landlords until the end of 2011. From January 4, there will be an annual membership fee of £29.99 +VAT.
