Who are you?

My name is Margarita Strelcenia and I am the owner/broker of RE/MAX Ambassador in Luton, Bedfordshire.

How long have been trading?

I’ve worked in property industry since 2014. In June 2018, I opened the new RE/MAX Ambassador office in Luton.

Why are you going into auction market?

The auction market has been interesting because of the bidding and excitement for getting a good deal. However, it is widely mistaken that properties in auctions are run-down or below market value. Where do you see the property market moving in the next 5 years?

With so many economical, regulatory and political changes expected there will be abrupt or little movement in the property sector. Overall growth wise, there are other factors that also need to be considered, demand of housing and overseas investors interest in the UK, which has always kept UK property market in a favourable position. Any changes happening nationally or worldwide are at an extremely high pace and any market volatility is quickly changed, sustained and pushed forward towards the growth. The UK property market is expected to be growing roughly from 5% to 15% average every year.

What advice would you give to Landlords or property investors in today’s market?

For Landlords and property investors, they need to look into Section 24 or tenant tax, which may affect their yield and keeping this in mind for any equity movement. Investors, who are always looking for higher annual yield, need to also look at equity growth more and planning much ahead before making their investments in the property by choosing the right property advisors. Every detail is important in property prices, even a good or bad family living on the street changes the value of the property in comparison to the next street. More planning, more information and the right property advisors will help in achieving the goals they have set on their mind.
