Who are you and what does it say on your business card? 

My name is Daniel and I’m a director at Daniel Craig Residential as well as a number of other property related companies.

What services do you provide? 

Advertisement

Property management and investment services for landlords.  We work with investors from all over the world helping them invest in the North East of England where there is an abundance of high yielding properties.

How do you help landlords and property investors?

We are a one stop shop for everything relating to property investment.  Currently we are developing an educational course for new investors to share our knowledge.

What makes you different from other letting agents?

I am an investor myself and developed Daniel Craig Residential as a vehicle to help other property investors.  From new build projects, portfolio development, housing benefit properties, student to serviced accommodation I have active investments across most of the property sectors.  Property is a huge part of my life so the problems my clients face are the same problems I face on a daily basis, we are in this together!

Do you have any exciting projects planned in 2019?

We have two big projects this year, the first, our biggest to date, is a £6m conversion of a grade 2 listed building into 8 luxury homes.  At the other end of the market our second project is the filming of a new documentary geared towards aspiring investors where we aim to show how anybody can buy a property in 2019 starting with £0!

What do you see as the biggest challenge facing landlords at the moment?

Landlords are being hit by new legislation in all sectors of the property market, tax changes, selective licensing schemes and the tenant fee ban to name a few.  This means being a nice landlord with good intentions is no longer acceptable, you have to be educated and stay active in the market or employ an agent who you can rely on to make sure your property investment stays profitable.

What is your property prediction for the remainder of 2019?

Forget Brexit, the biggest change to the rental market that I have ever witnessed will come this year, in June, with the Tenant Fee Act.  As a landlord it will have a bigger impact than most realise as letting agents will be looking for ways to recover lost fees and will look to hit landlords with these costs.  I believe we will finally see a reduction to the volume of letting agents in the market and landlords need to be aware of how this fee ban will affect them.  Our landlords at Daniel Craig Residential won’t be affected at all!

Country house or city apartment?

Country house – we need space to walk the dogs!

Would you rather be a free-moving tenant or settled owner occupier?

I preferred to rent when I was younger for the freedom to move whenever I wanted.  Now I have a family we are settled as home owners and prefer the freedom to develop our home to fit how we want to live.

What is your favourite room in your home?

My kitchen, I do a lot of cooking so when we bought our current home we knocked down walls to create a large open plan kitchen / living area with bifold doors opening onto the garden.
