It is obvious to all landlords that the most important objective is to attract good quality tenants. Nevertheless, before we get to be able to differentiate them from one another, we still need to find them. That is why it is better to use a large net to bring in the candidates, before sifting through the net. Here are a few ways to do so.Man

Be Visible and receive Visitors Properly

No matter what you are selling in life, if nobody sees it, chances are you won’t be in business for very long. That is why you need to prepare your opening well, by creating visibility in as many places as you can. It starts by indicating the location, through road signs, which should be done professionally, and removed during hours when the rental office is closed. Look for internet websites where you can place the listing, as well. Make sure they reach the standard of tenants you are looking for. Prepare that listing well in advance, and rework it until it is perfect. Then, send out a mail to all the people in your database, to advise them of the opening.

The reception you give your potential new tenants, also has to be impeccable. Bring out the popcorn maker, in the afternoon, so that people smell the fresh melted butter, as they walk through the door. It also gives out a sense of celebration, which is what they will be doing, “if” they have the privilege of being selected to live in your new building. Make them feel at home right away and take them on a personal tour.

Daily Maintenance

Even before you greet your first tenants, as they come into their new apartments, you need to have maintenance planned, after every day you will be showing the site. The lobby, the garden, the pool and all other amenities have to be spotless, since what you are selling people is the fact that they are entering into a brand-new building. Any trash laying around, or traces of people walking the ground before them, will be minuses, in their book.

Put an Emphasis on the Strengths of Your Location

Every building has its own advantages. Some may have an incredible view of the city, or of nature surrounding it (sea, mountains, etc.), while others may be ideally located for business purposes, or to get out of town quickly, without getting into traffic jams. Whether it is the pool, the gym or the garden, make sure that the element(s) playing in your favour, are well highlighted in your presentation.
