Despite what you might read in the news or see on TV, letting a flat or house is not always a walk in the park. You need to make sure that you are marketing your property well, make sure that it looks great to any potential viewers, and equally as important, make sure that your tenants are going to be good tenants. Here are some ways that you can do this without too many headaches. 

#1 Redecorate your to let property

This, of course, should be one of your first steps to try and bring in interested potential tenants. Giving the place a bit of a ‘reboot’, so to speak, can help it appeal even more to anyone who looks around. You don’t necessarily even have to do anything too huge to it to make it look great, and it could be as simple as just using a lighter colour on the walls to make the space look bigger, or having blinds instead of curtains to make the most of the light to look as flattering as possible for the photos.

After the more ‘fun’ things, there are the more mundane jobs like cleaning the carpet; or better still, you can use this as an excuse to switch out to alternatives that can help you with long-term expenses. For example, having your tenant stain the carpet will mean that you will have to get it cleaned or even replaced. This is very expensive, and you will have to do this before someone else can move in, meaning the longer it stays empty, the less you are being paid.

If you choose to switch out to an alternative, such as parquet flooring, which looks great and is easy to clean, it can be a major benefit as you will just need to give the floor a polish and a sweep, rather than having to get expensive exterior companies in.

The switch shouldn’t have to be expensive either, and if parquet isn’t your thing there are other alternatives, such as Quick-step laminate, to help you get the best flooring for your rental property, as keeping to a budget doing this will mean a big difference to your bottom line.

#2 Let via an agency

Letting via an agency might be something you haven’t tried before. This can be a huge benefit to you, even if it is more expensive. For example, you will want to let your properties as fast as possible, and you will need to make sure that your marketing is up to scratch. An agency can do this for you, and help you with guide prices, help you with rent and keep you happy by acting as the middleman.

They can also be crucial in handling legal matters such as terms and conditions in a sometimes messy business. This can save you an awful lot of time and energy and might be one of the best ways that you can let your flat or house with the minimum of fuss.

Depending on what deal you make with an agent, they will also deal with any issues with the tenant, meaning that if the tenant doesn’t pay their rent, you are still paid your share as the agency will handle it for a short time. This can save you a lot of stress and worry that would otherwise be hanging over you, especially if you have a buy-to-let mortgage to pay.
