Agents and campaigners join forces to challenge government's rent proposals

A Scottish letting agency and rental campaign group are working in partnership to assess the implications of what they call the 'most significant set of reforms' to the rental sector for over 15 years. 

Rettie & Co. and PRS4Scotland have set out a number of concerns over the forthcoming Private Tenancies Bill to be introduced in Scotland.

The agents and campaigners claim that the proposed removal of 'no fault' possession at the end of leases will make it more difficult for landlords to get their property back.

They insist that one of the other proposals, rent controls, are likely to cause small and large landlords to sell properties and in some cases leave the rental sector all together. 
 
Rettie & Co. and PRS4Scotland argue that the majority of private tenants are satisfied with their current accommodation and that better enforcement of existing legislation, such as Landlord Registration, can help to deal effectively with criminal landlords. 

“The challenge for Government should be to design a framework for the PRS that has a proper evidence base and makes it attractive as a long-term housing solution for tenants, while incentivising investors to bring on much needed supply and keep properties of a good standard. Without this, there is a substantial risk that we will further erode housing supply and drive away investment,” says John Boyle, director of research at Rettie & Co. and a spokesperson for PRS4Scotland.

Yesterday the Scottish Association of Landlords urged the government not to demonise the private rented sector with its Private Tenancies Bill.
