Salford set for luxury buy-to-let development following planning approval

Salford City Council has approved Knight Knox and X1 Developments’ latest planning application for a buy-to-let apartment scheme in Salford, a 20-storey building made up of 193 flats.

X1 The Gateway on Trafford Road has a total development value of £33m, and is due for completion in early 2018.

The residential tower block will feature a selection of swanky one, two and three-bedroom flats, along with an onsite gym, car parking, secure bicycle storage, a management office in the foyer and shops on the ground floor.

The project is the latest on Trafford Road to be brought forward by Knight Knox and X1. Nearby, The Exchange, located between Trafford Road and Elmira Way, will have 140 flats, and is currently under construction.

Rental prices have not yet been released, but it is believed that the price per square foot for the apartments at X1 The Gateway, some of which will have large roof terraces and double-height floor-to-ceiling windows, will almost certainly be among the highest ever in Salford.

The tower, which will stand 63 metres over Trafford Road, will be built by constructors Forrest and let and block managed by X1 Lettings.

Developers will not have to make a ‘section 106’ contribution, used by town halls to invest in the community and mitigate the impact of new builds, because the site is in a ‘low-value’ area.
