New trade body set to launch for BTL landlords

A new landlord organistaion, which will become the largest ever trade body in the letting sector, is set to officially launch this month.  

The National Residential Landlords Association (NRLA), which will soon come into force, will have a membership of more than 80,000 landlords. 

The new organisation will form after the National Landlords Association (NLA) and the Residential Landlords Association (RLA) agreed to merge in autumn, with a view to delivering a stronger voice for landlords in the private rented sector.



Ben Beadle is the NRLA’s new chief executive, having joined from Touchstone, part of the Places for People housing group. He was previously managing director of TDS Northern Ireland and director of customer service with the TDS. 

The outgoing chairs, Alan Ward of the RLA and Adrian Jeakings of the NLA, said in a joint statement: “After more than 20 years of friendly competition the time is right to create a single organisation to represent and campaign for landlords.

“With so much of our work done in parallel there are major benefits to be gained for our landlord members.

“We will be stronger together when presenting a unified voice to government both nationally and locally about the importance of supporting the majority of landlords who do a good job providing the homes to rent the country needs.”

    ed up with being treated like scum from the government, We work hard and take major risks with our business with no support at all from the government, had we been any other sector we would have far more benefits.
    Without us this country would be in chaos, with many thousands of families being homeless. We are a national treasure and should be treated as such.
    We are not a charity but have to make a profit to enable us to give our tenants the good homes we would also like to live in.

    Govt simply doesn't care as it believes LL will stay in the game come what may.
    It would like to get rid of EVERY leveraged LL and will continue working towards this end.
    It also wants to reduce the numbers of unencumbered LL.
    LL might be practically needed but politically Govt doesn't want small LL to exist.
    I didn't appreciate this but apparently the Housing Act 1988 which introduced the AST was intended to encourage corporate investment in residential rental property.
    Unfortunately for Govt at the time returns on commercial property was far superior and so the hoped for investment that Govt desired failed to materialise.
    Instead small LL started investing in residential property for rent.
    As far as Govt is concerned it needs to redress the situation that has occurred which is why it is trying to eradicate the small LL.
    The fact that small LL have housed millions of tenants who would otherwise have been homeless means nothing to Govt.
    They are NOT interested in the well-being or efficacy of the small LL.
    They want us gone irrespective of the effects on people.
    So don't expect any thanks or help for being a small LL.
    Just know that Govt wants you gone as a business.
    If you are prepared to suffer everything the Govt might throw at you then you might survive but DON'T expect any assistance from Govt to achieve this.
    The PRS along with the Drug Trade are two businesses that Govt wishes to put out of business.
    They are successfully getting rid of lots of small LL like me who are giving up.
    The Drug Trade continues to greatly prosper.
    Make of that what you will!!!
    It seems perfectly acceptable for Cabinet Ministers to fess up to illegal drug taking.
    Few if any would admit to being a LL!!

    OK can somebody get a message to Ben Beadle and ask him what he intends doing about reversing s24 and repaying the tax to LLs.

    Nothing wrong with a trade body . To expect Government to listen to your self interest is somewhat indulgent. BTL is no longer a desired commercial activity.


    We know the government don't want to listen, so we just up the rents, it's the tenants they are hurting.

    It may not be desired but the PRS. Comprising of small LL is definitely needed.
    It remains the only current viable means of housing millions of people.
    Govt may not like it but it is a fact that is unlikely to change for the foreseeable future.
    Just because politically Govt doesn't like the PRS doesn't mean it isn't wanted by the masses.

    I can't understand why there is not proper information about how many are homeless, if big organisations could stop exaggerating / media and stop telling lies it might be easier to find a solution.It seems there are 4000. on the Streets the best anyone can tell. However according to Shelter 320'000 are homeless this is a distortion and not doing the unfortunates on the Street any good at all & I feel for them. What those organisations are doing is counting people in some social housing, bed & breakfast and temporary accommodation as homeless. They are not homeless as far as I am concerned if you have a roof over your head, a bed to sleep in, heating, hot & cold water you are not homeless but accommodated, so stop the lies & give priority to the rough sleepers it can't be that difficult for a wealthy nation to house 4000 persons, it could be done tomorrow and if anyone disagrees with me then you try sleeping outside this time of year. I know what its like I got a taste of it in the 60's.
    Regarding initial beginners first long term Tenancies this shouldn't forced on LL's making him reluctant to take-in vulnerable people , when a LL is happy with his Tenant he is not going to get rid of them. Maybe its the Housing Ministers that need long term Tenancies as I recall we had 7 / 8 Ministers in as many years.

    There are plenty of available homes up North but the homeless refuse to live in them.

    I am sure there are and I believe they would be delighted to live in them but there is a missing link, to source them out and connect them to the people that needs them, its not rocket science.
    There are many current homeless organisations & registered Charity's but are too busy knocking private LL's who house millions of people and lining their own pockets to care about the homeless.
    Many paying themselves over £100k pa, its disgusting.

    Indeed there are streets of empty homes in Northern towns and cities.
    The homeless should be deported to these homes.
    There are many Northern LL with vacant properties that are prepared to rent to these types.
    But of course the homeless would lose their best begging opportunities in the SE.
    The homeless prefer to be near the 'bright lights' where the best begging opportunities are
    Plus there are idiots prepared to give to these feckless wasters.


    Yes charities stink don't they, it's all about how much their employees can milk out of them and not the cause, the church is no different either.

    Mark Wilson: what do you think the purpose of a trade body is but, amongst other things, to lobby government for better terms for LL in the PRS?

    So when all the small landlords have sold up to either home buyers or to larger corporate landlords, do you think that there will still be as much rental property available as before? And if not, how will all the now homeless tenants be housed? Or is this conservative government planning to build more social and council housing with all the maintenance costs for the future that this entails?

    Of course Buy to let landlords have their own self interests at heart and that is to make money. Forums where people of like mind meet is a great idea. Lobby government and have them listen, good luck. Is the supply of property relevant outside making profit if one is a landlord, not sure it is. Elected Government rightly or wrongly doesn't like mom and pop landlords.

    I do not think the merger of RLA AND. NLA would bring any change government’s policy towards small or accidental LL. once a government is bent upon destroying something it would succeed sooner or later by legislating in favour of tenants whose votes are more valuable to them than the LL.. PRS is a private business that has no power to assert themselves . I believe smaller LL especially who intend to invest in residential property near to their retirement would soon be or may already be a thing of the past.


    I do believe the RLA and the NLA to be a total waste of time here, I am, and have been since the early 90s a member of a local LL group, Eastern Landlords Assoc, who are always there to help, as for the government being hell bent on destroying us, well they have a fight on their hands there, those of us who own our properties outright are in a very strong position, all the government are doing is hurting the tenant with increased rents, and a big problem for bad tenants who most of us will not touch at any price.

    Govt intends to get rid of all leveraged LL first apart from big corporates.
    Then they will come for the rich unencumbered LL.
    The intention is to eradicate all small LL.
