Technology is crucial in helping landlords remain complaint, says Gas Tag

With the number of PRS regulations continuing to rise, technology is growing increasingly more important in aiding compliance and ensuring that landlords and letting agents meet their regulatory responsibilities, according to research from Gas Tag.

The gas safety compliance solution says the best technology - reducing the margin for error and saving time - will be key in helping landlords and agents to stay on the right side of the law over the next few years.

The Residential Landlords Association (RLA) estimates that there are now more than 150 Acts of Parliament containing over 400 regulations which affect the PRS, with new regulations, such as mandatory electrical checks and tightening of energy efficiency rules, set to come into force in the next few years.

Paul Durose, founder and CEO of Gas Tag, said: “It's hugely important for letting agents and landlords to comply with all regulations, as they are in place to ensure tenants’ safety and contribute towards reducing the number of rogue operators in the industry.

“However, it's easy to see why some might be finding it difficult to stay on top of everything. This is also demonstrated by some local authorities' well-documented struggles to effectively enforce PRS regulations.”

 

With the number of PRS regulations continuing to rise, landlords and agents are seeing their workload increase, and Durose fears that this could lead to an increased chance of human error or people taking shortcuts, which could ultimately put tenants’ safety or the future of the landlord’s property investment at risk.

He added: “With time pressures on agents becoming greater, technology solutions which focus on compliance are needed now more than ever to help agents reduce risk, improve efficiency and free up more hours.

“On top of this, agents with more time on their hands can focus on providing the best customer service, while staff can move away from repetitive administration tasks and return to managing the parts of the lettings process they enjoy most.”

Gas Tag is committed to helping letting agents and landlords meet their gas safety requirements of making sure all gas appliances in rental property are checked annually by a Gas Safe engineer and that they provide renters with a gas safety certificate within 28 days of the annual check.

With a direct link to the Gas Safe Register, Gas Tag ensures the correct work has been carried out at the right time, by the right engineer.

Its portal gives letting agents and landlords a real-time view of all activity, with information available on completed works, properties at risk and maintenance due dates.

Durose continued: “Our system removes the complications and risk of a paper-based system. Electronically-stored gas safety records are generated as the work is completed, providing an audit trail for everyone to see.

“This helps agents to keep on top of their workload and reduces some of the pressure when it comes to gas safety compliance.”

    Technology is only crucial in destroying Landlords and everything we stand for and have done an excellent job of destroying us already.

    The only technology we need is Word ( to produce documents and check lists), Online banking and Excel to ensure we don't go bust (despite the Government's best efforts) and the Internet to keep our knowledge up to date. We don't need fancy apps or scam merchants selling high tech snake oil.

    I use scrap paper.
