MHCLG issues coronavirus guidance for landlords and tenants

COVID-19 has presented a hugely challenging and uncertain time for everyone, with many landlords and tenants in desperate need of fresh support and guidance. 

Should you stop charging rent during the outbreak? What can you do about rent arrears? What are your options when it comes to mortgage repayments? 

There are so many outstanding questions at the moment, which is why the Ministry of Communities and Local Government (MHCLG) has published new Covid-19 guidance for landlords and tenants.

The information aims to provide landlords and tenants with an overview on notices for seeking possession, court proceedings and property access in order to meet health and safety obligations.

    Some common sense in this document. Surely not issued by Government?

    The examples listed are to do with finance matters, important as they are. But what about health and safety at this time? For examples, should letting agents or landlords be responsible for ensuring that visiting contractors, repairmen/women maintain the highest standards of hygiene, social distancing, hands-washing, deep-cleaning surfaces/doors/etc. they may have touched, etc. I'm afraid I have heard nothing about this aspect of Covid-19 relating to tenanted properties ……………………….

    Tenants are no different from owner occupiers. Use common sense and wash hands. Not the landlord's job to do anything that any normal sensible people should be doing for themselves . Tenants keep banging on about our properties being their homes. They need to take responsibility for their own health and our properties, just like any other adult.

    The rent is still do to be paid, there is no rent free period, evictions will still take place, it will just take longer to evict.

    Talking about shelter have you seen their t v ad wanting donations, they must be finding it hard to pay the boys at the top their 100k a yr wages

    In respect of end of tenancy check out and check ins, I have been advised that we can continue doing our inventories as long as the tenants are not present and any key handover is done at a social distance, I've been doing this for the last few weeks, there are many inventory clerks however who disagree and are closed for the duration. I suspect they are more likely to catch something at the supermarket...

    Shelter says on their web site everyone should have a place to call home and fighting for this basic right is at the heart of everything they do.
    So why haven't they provided any Homes in all the decades they have spent knocking Private LL's ,forcing in rules that's nothing to do with them its not their property, they are not elected Representatives, taken away our Deposits in 2007 based on a pack of lies, behind Sarah Teaters failed Private Member Bill, but not a problem for them they got everything in back door straight away with De-regulation Act. I supply many Homes off my own back I don't get Government help or donations just hammered with Regulation & taxes , now give Tenant Rent Holidays. Many Private LL's driven out of the market, all those knockers forget we house 20 million people with private finance costing Government nothing and the encumbrances that have been placed on us driving up costs making rents unaffordable, if they weren't involved I believe property prices would be less and obviously Rents cheaper, so those organisations are hurting Tenant & Landlord. Why do Government see People who are just Lobby Groups as far more important than the Landlords who provide the accommodation & everything at no cost to them,

    Nail on head, all they have achieved is to push up rents, hurting the very people that they are supposed to represent .
