Property viewings: BTL landlords urged to ‘up their game’

Clutter and mess are among the most off putting things when looking at a potential new home, according to new research. 

A survey of 2,000 UK adults commissioned by Mashroom revealed some of the issues that turn prospective renters away from putting an offer in on a property. 

Almost half of Brits have described a property viewing as “disgusting” - due to filthy carpets, dirty dishes in the sink and the smell of cats.

It also emerged baking bread, making fresh coffee, and hiding all evidence of pets are among the tricks of the trade landlords use to attract those looking to rent a property. 

But the most popular ways to present a home in the most attractive light were also among the simplest - vacuum everything, ensure the house is tidy and declutter.

The study found that the average adult spends an average of 70 minutes cleaning and tidying a home before a viewing.

Mashroom CEO Stepan Dobrovolskiy said: "There’s a stigma that tenants aren’t ‘houseproud’, but this simply isn’t true - and we are able to reward them to make their house a home.

Mashroom has launched a campaign to show people how to stage their home perfectly for potential renters and buyers.

The online letting portal, which lets landlords and tenants upload video trailers of their property, has created a series to show people how to make the perfect first impression. Watch the full series here

Three quarters of those polled said it is important to have a good video of the property before they go to see it.

Some 31% of those polled said they would be happy to judge a property based only on a video viewing provided it gave a good impression of what the property is like.

Dobrovolskiy continued: “We all know that first impressions matter, but in the rush of everyday life, properties are left in a less than presentable state.

“With millions of people renting and on the lookout for their new home, landlords need to up their game, so we encourage them and their tenants to watch this step by step series to showcase their property in the best way possible.” 

He added: “Our research has revealed just how many landlords and sellers have fallen at the first hurdle by not presenting their property correctly for a viewing.

“While the average person spends more than an hour preparing the home, so many appear to be making such simple mistakes and potentially missing out on the perfect tenant.”

    Free Speech died long ago,
    That's the whole point of the "don't upset, or offend anyone" garbage, to kill truth and free speech.
    You cant have a truthful, frank, or intelligent debate without upsetting some snowflake somewhere, deliberately intended or not!

    A rent defaulting tenant is by definition FECKLESS.

    Nothing prevented tenants from building up savings to pay for stuff in the event of sudden income loss.
    The fact they didn't bother is feckless.

    I'm pretty sure that isn't how the landlord would have given the property to the sitting tenants!

    Robert Brown - Exactly but if they did, it would be as how the tenants had left the property. If they leave it clean we show it clean. Of course we have to clear all their mess & dirt. (This is apparently not chargeable now). Mashroom CEO Stepan Dobrovolskiy says to reward them for living respectfully - I just dont get it

    People seem to misunderstand what free speech actually means. It doesn't mean you can say whatever you like, regardless of whether it causes offence. That's not how free speech works. If you say something racist, slanderous, libellous, homophobic or sexist, you could be fined, reprimanded or even taken to court.

    You might not think it is offensive, libellous, sexist or racist, but if someone else does - and the law of the land agrees - you are banged to rights.
