Generation Rent activists demand national rent freeze

Generation Rent is calling for a national rent freeze in the private sector for an unspecified period “for the duration of the cost of living crisis.”

The campaign effectively found itself ‘behind the curve’ as other anti-landlord or pro-tenant groups have been campaigning for rent freezes for some weeks - now in a series of tweets Generation Rent has attached itself to the same cause.

The campaign - led by former Labour peer Baroness Alicia Kennedy - tweeted directly at the Prime Minister saying: “@BorisJohnson to stop a wave of homelessness here is what your government must do: Ban Section 21 evictions and stop renters in arrears automatically getting evicted. Introduce a national rent freeze for the duration of the cost of living crisis.”

Its other demands in the multiple-tweet issued yesterday afternoon included a call for a ban on landlords “demanding months’ rent up front” and “increase fund to clear tenant’s rent arrears.”

The campaign - which claims it is “delivering a rent revolution in the UK” - adds that Local Housing Allowance should be unfrozen so benefit claimants can pay rent; in addition it wants the government to restore the discretionary housing payment funding to 2020/21 levels and reinstate the now-abolished £20 Universal Credit uplift.

    If that’s the case how about freezes on all the overheads a landlord faces ?

    Ridiculous obviously, then again so is the concept of rent controls and rent freezes

    We don’t live in Russia or China , yet , but with more lefty red tape like this we’re certainly heading that way

    I know, perhaps if i write to my mortgage company they can freeze my monthly payments away from interest rate rises………for an unspecified time.

    How about a freeze on gas & electricity? Or food? Or petrol? Why is it only in housing that people shouldn't make a profit?

    What a good idea, pse let me know how you get on. Now lets see mortgage increase, insurance increase, gas safety certificate another increase. Think overheads have increased by 200%. Never mind, stiff upper lip move on.

    More ridiculous demands to keep our tenants happy, comfortable and secure …..whether they pay their rent or not!!!!! As for us meeting our own financial responsibilities, eg mortgages, food on the table etc - who cares, after all we are only landlords providing them with homes …..until the houses get repossessed of course.

    "stop renters in arrears automatically getting evicted". Why not let people shop at Tesco and walk out without paying or let people not pay their taxes without imposing interest charges or sending them to jail.

    The PRS fills a gap in the market, if it was easier to buy houses or there were more social housing the demand for private rentals would diminish to an insignificant size.

    One way of reducing people's reliance on renting would be to take account of a track record of paying rent when looking at mortgage affordability. It is crazy that someone who has been paying £800 per month in rent for years cannot get a mortgage costing £600 per month on affordability grounds. Do this and I can exit the market by selling to my tenants, a win win.

    Christopher, get the decent tenants to register their rental history with Experian. It's a little known service that ups their credit score considerably

    It wasn't long ago that most people rented. My Grandparents generation were the real generation rent.
    When you see how far we have come already there is nothing to complain about. Other than for political noise.

    Let us get the government to freeze the gobs shut of Shelter, Acorn, Generation Rent and all of the other loonies who want it all, but offer nothing in return. Not even a thank you with my tenants where I have just insulated the roof to help them.

    The only price Government have authority to freeze, are those charges they make themselves.
    Might as well try to tell Tesco what to charge for a loaf of bread - seriously ?

    Christine, seems to be commenting on a year ago but not out of date by any means.
    Just doing a Tenancy Agreement now documents required, HMO licence, Energy Performance Certificate, EDICR, Emergency Lighting Cert’ Fire Alarm Cert’. Monoxide detection, How 2 Rent information for Tenants, Referencing, Right 2 Rent Share codes, Gas Certificate, Condensation information. That’s a lot of Printing I didn’t mention the actual Agreement itself yet, Right I am assuming you have done all this work & have them Certificate’s.
    They certainly loaded a lot of costs on to us. Didn’t bother to mention Deposits nonsense too much of an insult.
