Council offers rent guarantee scheme to private landlords

A council is offering a no-commission rent guarantee service to private landlords.

A statement from Elbridge council claims that it offers not just the fees and guaranteed rent deals, but rents paid in advance, a pledge of “low void periods” and a tenancy advice service.

The council says it has a continuing demand for one, two and three bedroom affordable homes, and claims it has already got 150 tenancies in place using the incentives on offer.

“You don’t have to take our word for it, hear from some of our landlords” says the council.

It cites one landlord - known only as Monica - saying: “The team at Elmbridge drew up the comprehensive rental agreement which met all my requirements. The Guaranteed Rent Scheme has meant every payment comes in on time and when the present tenant moves on I will have no hesitation in using the scheme again.” 

And another - this one called Sarah - adds: “I am happy to be part of the guaranteed rental scheme. I have always had lovely tenants and no issues with either moving in or out of the flat. The money is paid regularly and promptly, and it is easy to get in touch with the team with any questions. I would thoroughly recommend participation to other owners looking to rent out their properties.”  

The council describes its service as being like a lettings agency, but without the fees.

    I always find when you put your trust in a council you gain a real anchor !

    BUT ,my spelling isn't what it used to be

    Oh dear god no ! I deal with the type of “ difficult to place” tenants as part of my job, not a chance they would be in my most valuable asset. My tenant criteria will not match what they have.

    Bill and Ben said “This is the best scheme ever, the council are amazing, the tenants are superb high calibre individuals that wouldn’t dream of causing any issues. My life has improved significantly since this scheme was started, I don’t know how I ever lived without it”

    Amazing Council able to give incentive and guaranteed rent out of tax payers money not their pockets to give advantage over Tenants paying their way for everything.

    The rent is the least of the worries…will they guarantor all damages? If not, it’s a non-starter.
