Landlords are not quitting at all, claims mortgage firm survey

Against the trend of many recent surveys, a study by lending service Landbay claims over 40 per cent of landlords want to expand their portfolios in the next year.

It says 41 per cent plan to buy more property in the next year with one of the biggest justifications being high tenant demand.

A third of respondents said a potential drop in house prices was also a reason.

The strongest intention to buy came from landlords with 11 to 20 properties already; of this group 54 per cent are apparently planning to expand their portfolio. 

Some 40 per cent of landlords with more than 20 properties share the same sentiment.

Paul Brett, Landbay’s intermediaries managing director, says: “Once again high tenant demand serves as a key driver for landlords to consider expanding their property portfolio. 

“And while house prices have remained more robust than some landlords previously predicted, high rental yields are clearly still tempting some to explore the sales market.

“Rather than the buy to let market languishing and lots of landlords exiting as some commentators have suggested, this data shows landlords are still seizing the opportunities available. 

“We mustn’t forget those that are undecided though, bogged down by the state of the wider market or the anti-landlord environment we find ourselves in.

“For those that are still undecided, it’s important we all rally behind these landlords. We’re playing our part through constant innovation and expanding our product line to help meet a broad range of landlord requirements.”

    Hardly a high street lender gauging the market of the majority of landlords.

    Obviously these commentators haven’t got a clue.
    They need to do a bit of real time fact checking.
    I’m certainly one of many many LLs I know that are selling up.
    Thousands of others are doing the same.

    It would be interesting to know exactly what type of properties Landbay typically lend on and in which parts of the country.
    There are different lenders for different scenarios. Some are better priced, others have more flexible lending criteria (at a cost). Some are better for incorporated landlords while others don't even enter that market. I'm aware of Landbay but have never used them. There's always been a more suitable product from another lender.
    Right now I'm certainly not buying. I'm vaguely pondering trying to sell one or two but really don't like the idea of making anyone homeless or the huge CGT bill.

    There’s no indication of the size of this ‘survey’ or how it was framed and without these it really shouldn’t have been published. It’s nothing more than an unqualified statement of doubtful validity.
    Agreed CGT is every landlords nemesis, likely to be increased too as a Gov lock-in tactic.

    Well … I know 3 who have just put some of their properties up for sale this week and I also listed a 2 bed semi d last week for sale so you’d better adjust your figures.
    These articles are becoming more and more ridiculous every day that I’m beginning to wonder who’s running the financial sector.
    Think we’d be better start taking our property advice from “Karen on Facebook”!

    Never heard of Landbay so presumably a small player, and maybe they cater for a select type of landlord. Even so if 41% of their clients intend to buy this year that still leaves 59% who might be planning to sell.

    Mentioned about three weeks ago when I was back in the UK that I was sat having a coffee with my letting agent and she mentioned they had eight different landlords selling up. That was just on one screen, she said it is about twelve that have registered properties for sale, some with multiple properties.

    Again we are back to financial industry and politicians completely out of touch with the common man/woman/cat/lizard/dinasour...
