A holiday let index has been launched, bringing together new research from landlords, homeowners and brokers to provide a detailed picture of the UK holiday let market.

The Cumberland Building Society Holiday Let Index explores the trends, challenges and opportunities shaping the sector.

The research is based on responses from 125 participants, including 25 mortgage brokers, 50 private landlords and 50 homeowners who own at least one holiday let property.

Respondents represented a broad cross-section of England, Scotland and Wales, with holiday let properties located across all three nations, providing a broad picture of the UK market.

The report explores market confidence, investor behaviour, lending activity and the impact of recent tax and regulatory changes, providing a snapshot of how the holiday let market is evolving.

Further findings reveal how investors are responding to legislative and economic change, how guest behaviour is changing, what brokers believe will influence the future of the sector, and how both the profile of holiday let investors and the demand for specialist lending expertise are continuing to develop.

The report also draws on holiday let mortgage search and product availability data, too.

A society spokesperson says: “Given everything the holiday let sector has experienced over the past few years, it would have been easy to surmise that investor confidence had fallen sharply.

“What our research actually revealed was a much more nuanced picture, with several findings that challenged some of the assumptions surrounding the market. That’s exactly why we wanted to produce the Holiday Let Index.

“We hope our inaugural Holiday Let Index becomes a valuable point of reference for brokers, investors and anyone with an interest in the holiday let market. More importantly, we hope it encourages further discussion about where the holiday let market goes next.”
