When I rented my first house the rent didn't cover the interest payments but I accepted this as I was in it for the long run. My biggest issue is the steady increase in CGT. upto the 90s we had taper relief so your gain was only the true gain. Eg buy a £100k property and sell 10 years later for £200 k. Your tax liability was only for the increase over RPI/CPI. So if £100k was now worth £150k due to inflation your tax liability was for £50k. The demise of the CGT allowance has made this worse. With inflation touching double digits, you could find yourself in the situation that your £200k is worth less than the £100k 10 years ago but still have a £100k tax liability.

I see their logic and personally think air BnB etc should be further controlled/regulated, but it's a bit hypercritical when you can't advertise a house as no DSS or no pets etc but you can no private landlords.

Riddle me this!! It's 2028, I want to sell my house as I can't legally rent it out as EPC E, but the tenant won't move. So I get prosecuted for illegally renting when I don't want to? How will anyone get a mortgage if you can't evict a tenant? If I give up on above house and default on payment how can bank repossess house when can't evict tenant?

Not sure how collapsing the private rental market will help the country or its tenants. I am guessing that this "expert" doesn't have any rental properties but I would bet mortgages that he has more capital wealth than me. I wonder how he would react if we carried out his suggestion but reimbursed LL by taking the funds out of pension pots, eg, reduce them all to a max of £400k or similar. He seems keen on taking my pension po, I wonder how keen he would be to lose his?
