As stated in the post, firstly, a deposit should be paid to the ll & first months rent in advance & all further rent payments paid direct to ll from tne offset, never mind this idea of paying it direct to tenants! If as I say was stated, I would house 100’s of benefit tenants without a doubt, but way the system is now, it does not support & help ll’s wotsoever. So the government can go forth & multiple themselves & deal with the ever increasing homelessness problem, which could easily be resolved as stated!

Why don’t they cut the bullshit, we all know this is just another money making scheme for the councils, £900? For what, I have a property in Birmingham, which I paid for a HMO licence back in October 2018 & I have yet to receive my license, I have had to chase the council for it & I’m still waiting, so they cannot even mange the administration of licensing, so like say cut the bs, this is just another stealth tax on landlords & all that’s going to happen is that rents will keep rising, the money to pay the fee has to be found from somewhere & in turn this will fuel homelessness, well done !!

I agree that adding rogue tenants to this ban is a must & I believe they need to be held accountable aswell as rogue landlords for they behaviour, & why is not law that if a tenant lives your property owing you rent arrears & do not pay you or refuse to pay as theft & made to face criminal charges, I have had such an incident recently when a tenant living in one of my properties for the last four for free, he is in full time employment, but just didn't want to pay the rent, he has moved out due to me going to court to seek possession, costing me more time & money, he owes me £2,246, if he went into a high st shop & stole this amount in goods he would be arrested & convicted, so why not the same with living in my property for free & refusing to pay the rent, is thus not theft? Because it should be?

I agree whole heartedly with Steve's comment, i myself am sitting in court waiting to see the district judge to get possession of my own property after a tenant moved in 6 months ago & has paid me no rent for the last 4 months, this surely has to be classed as theft, come on our government pass a law that recognises this as theft, I work hard & my taxes but get no support from government in these matters!

After reading this article and the mention of looking to speed up the process to prosecute rogue landlords, perhaps at the same time they could look at speeding up the process of legal eviction of rogue tenants?

I agree with Abdrew, but let me assure you it is not just benefit tenants that cause this sort of damage, working people are just as capable, I myself experienced one of my rooms in a HMO that own in such a state that it cost me near £2000 to rectify, it was piled high from floor to ceiling, from wall to wall with rubbish, in all my years as a professional landlord I have only ever experienced this once before but not to this extent, & this chap who caused this distruction runs his own buisness. I am trying to pursue him for damages and recover my costs which is now in the hands of the sherffies, but I don't hold out much hope, so let's have more in rogue tenants, never mind rogue landlords as I believe there are more rogue tenants out there that's rogue landlords, who unfortunately are allowed to get away with the destruction they cause due to our fiable justice system as the law seems to be in thier favour and the honest hardworking decent landlords like myself and many others.

I think it's absolutely outrageous that they hiked the costs up to £280 for possession but yet the service & delay in getting possession from the courts is worse now than previously, how can they justify such an increase in the cost increase & decrease in the service, if this was a private enterprise they would be bankrupt within a matter of months, I have possession pending currently & due to the inefficiency my tenant is still in situ & his rent arrears increasing by the week, who is going to cover the loss that I am currently losing in the thousands, the government, it's an outrage.
