You're quite wrong. We are seeing many landlords selling in Wales due to s24 and excessive legislation. We're keeping section 21 here, albeit with an increased notice period.

You can only use a lodger agreement on a property in which you reside. You must be living there the day the lodger moves in. My niece is currently going through a lving nightmare trying to evict a non paying tenant because she used a lodger agreement when she wasn't living there as well.

Says Shelter, the homeless 'charity' that doesn't provide homes for anyone. It spends its donations on backing tenants from hell in court against decent landlords, finding any technicality to invalidate their Section 8 / 21. It also spends money teaching those already with a home how to put up shelves and other basic DIY - obvious a lot more important than bringing the homeless in from the cold and rain..... If Shelter were prepared to put their money where their mouth is and step up as guarantor for those with unreliable income then many more landlords would consider DSS. I'm sick of these continous assaults on the PRS, as I'm sure most PRS landlords must be. Thank goodness for the new Landlords Alliance who are taking a more aggressive stance against the undeserved vitriol being aimed at us.

Is he implying all tenants are 'vulnerable'? If not then he must be saying that private landlords should be responsible for housing all the non-paying, badly behaved dregs of our country ..... um, I don't think so buddy! Has he thought for one minute what would happen if all private landlords shut up shop and turfed out their tenants - think of the bill the public sector (funded by our taxes as you know) would get then!

It's a bit strange that Newport,South Wales isn't on the list. It was named as the fastest moving housing market by nearly all the nationals a month or so back and we have seen tremendous capital growth over the last year. The rises are due to a mass influx of first time buyers from Bristol, thanks mainly to the announcement that the tolls will be dropped on both Severn Bridges which makes a commute from newport to Bristol much more affordable. Sitting between Cardiff and Bristol where property prices are considerably higher, and the interest now being shown by investors around the country, property prices in Newport can only keep rising.
