It worrying that 45% of tenants didn't know their obligations To make the article more applicable it would be good to know the cause of the work that was charged as a tenant would be liable if they had damaged the property

If the landlord had 28 people living in this property then a fine of £20k will be peanuts and do nothing to deter him and other from continuing in this manner. Is he going to be prosecuted under the proceeds of crime legislation - a fine in the region of £20k per tenant would seem to be a more realisitic deterant!

I have to say as a landlord I am concerned by Cllr Tom Shaws comment regarding "unscrupulous landlord" and more in relation to this prosecution. From the rest of the article it appears that Mr Ogoe had taken it upon himself, without the rightful landlords permission, using false documentation and with complete disregard for HMO regulations, to sublet the property for his own personal gain. Mr Ogoe was simply a criminal.

John I spend a proportion of my time, at my expense, trying to keep two housing associations on the straight and narrow of what they should be doing as they seem incapable of doing it themselves - currently one want to spend £500 per property replacing the flooring as a priority when the roof felt has perished, there is a tendancy to concentrate on kitchen/bathrooms at the expense of other issues, health and safety issues such at lighting on stairs take months to resolve to name but a few point. You are assuming that they pursue value for money and spend it wisely if my experience is anything to go by then I suspect the cause is not so simple

I would have to agree with Dan why on earth has it taken the council so long to act? I would also hope that there is a charge to recover the illegal rents that the landlord has pocketed over the years from operating in this manner

I would agree with James re fitment of prepayment meters. But I actively encourage my tenants to switch and tends to say them around £200s!

I would have to agree with Stewart normal business expenses are not tax relief and it has nothing to do with being a higher rate tax either. I hope these young investors get their maths right too as if the budget change goes ahead they will more than likely becomes higher rate tax payers too!
