I read this item twice just to confirm that the PRS is not the main target as Robert has stated. It is all properties including private owners, council and housing associations etc. A lot of landlords have done as much as they can to improve the emiisions from properties so why are we worrying here. Move on people!

I really do laugh when they put - a) 'with 662 landlords applying for a licence'. b) 'Civil penalty notices have been issued in relation to twenty-two properties for failing to apply for a licence'. Where is the choice here? It is all compulsory. I bet that all those fixed penalty ticket offences were already in law before these wonderful licensing scheme were invented/created!!

How is it that you can go to an already over full prison but can't get arrested for stealing (shoplifting!?). Kill a person with a car and hardened criminals are set free. Are they being released early to make room for more landlords? I am stunned. I never listen to the BBC they are so corrupt and biased against all but the left wing.

I own five properties. Last month after paying out all the bills such as mortgages, repairs, insurances, agents fees, council registration fees and income tax etc., Well you all know what I mean, but all I was left with around £240.00p. That's less £50 gain on each property. Then I have to save this to make sure there will be enough to continue to pay next months bills etc. So on and so on! Does this mean I am a so called 'rich landlord' that can continue to be pushed and pushed into going bankrupted?

I would like to refer you to a report from WHICH - What's happening to the cost of renting? They report that since 2019 38% of landlords have sold up. If WHICH are starting to finally notice surely the likes of Martin Lewis will soon follow and maybe bring the concerns of landlords to the attention of the government! Maybe!!

Hello, Everyone, not sure where I should have entered this message so just put it here for FYI. After watching the 1pm BBC lunchtime news about a family being evicted by her landlord I wrote to BBC Newswatch with the following observation - 1pm news 9/2/23. Report concerning a single mother and four children being evicted from their ‘home’ after 14 years. I feel this was a poorly presented and totally one sided version of this report. Questions should have been asked why is the landlord selling up after this time. Is it because of the continued attack on landlords with changes of the law, loss of Sec 21, compulsory registration schemes (which are just an excuse for local councils to raise money for nothing), the cost of living rises and not to forget loss of rental income when tenant’s fail to pay their rent. Just investigate why so many landlords are selling up and then deliver a fairer and even report instead of making out that it’s all the landlords fault and they are the bad people. Jo, Thank you for your email. I was about to write a similar message about why are so many people getting stressed over buying a property compared to long-term renting. You have answered far better than I could. With regards to the government is all about big businesses taking over and of course lowering the benefits allowances so they can maintain the 7 million pounds a day spent on illegal immigrants.

If I have two cars and leave one on my drive I don't get bullied into selling it or to put it back on the road. Nor do I get enforcement letters telling me to sell one of my jumpers because I own three or more. A house is owned in the same way, I decide what I want to do with it. As long as the property is in good condition and all taxes and bills are paid and if I decide not to have anyone live there then that is my choice. We don't live in a communist state do we?

I have mortgages, maintenance (gas/electric), insurances, agent fees to pay and need the rent as contractually agreed between me and my tenants. I can not afford to allow too much 'freedom' in not collecting rent. For the past 50 years I have paid my taxes and still do! So why do I have to subsidise the country even more. If the tenants are able to get 80% of their wages from the gov then they can pay 80% of the rent now and the outstanding 20% (s) when back in employment over a set agreed period. May sound harse but why should I be bankrupt and have court judgements against me!

I have taken two cases to county court not just for the money but more for the principle that they tried to have me over. Both times I have won and the result stays on their records which hinders them for future renting. Each time I make sure that they know why I took them to court - maybe some may say to rub their noses in it - but I say 'you break the rules you pay the piper' and the word soon creeps around the rest of my tenants. I really like the comment from Andrew Townsend dated 19.9.19 0917.

I have properties in Newcastle of which some are in a licensed area. When the council started their scheme they could not provide any evidence of increased powers/legislations that they didn't already have via parliament in which to deal with any and all situations. Yet they still went ahead and it cost me £1600. I have not had any, not one, communications from them except when they want the renewal fees. No prosecutions. No bans on bad landlords. No ASBOs. No evictions. No improvements to the are appear to have been done. It is all a scam to raise money which will backfire when landlords really get fed up and evict families and the councils or the government don't have properties for them.

It is so sad that the Local Authorities and central UK government have pushed so hard in a short period of time with legislation and giving constant blame the LL's for all the faults in this world. There is enough laws made to deal with rogue and bad LL's that has been around for years, so why do we all have to suffer? I do not wish any ills to other LL's, but the more LL's that leave the better for me. I am retired and need the income from my 5 properties in the NE England to get through the hard times and keep me from holding out my begging bowl to the benefits office. There will soon be the time when I can't keep on going and will need to sell. Whose fault will that be? NOT mine.

I am so sick and tired of so many people saying negative things about Brexit. The EU immigrants will be back because there will be the work available, the NHS, the free gov handouts. I can keep going on and on but many know what I am stating is true. Many forget the UK wrote the Humans Rights Act and gave many of the legislations to the world. The EU decided to put twists and turns into them because they don't like the UK. Germany is nearly in a recession. Many of the rest of the EU is broke and they are about to let at least another five more countries into the EU and expect the UK to pay. Get out - get stronger - and stop giving our money away.
