Firstly the EPC algorithm needs improving so we all have a robust, accurate and credible baseline to work to. Second, they should have gone from EPC letter E to D and not the huge leap that a grade C requires!

The court KPIs must clearly show backlog cases are continually rising. If these politicians were CEO quality, they would have acted well before now to cut court waiting times. But they are useless. It’s a shame we have to pay for them to perform this badly for us.

As a landlord of thirty years, I am happy to see these fools demand rent controls. Like in Ireland, it will only serve to hike rents and reduce choice. Some landlords will leave. The rent hikes will help the rest of us survive the interest rate rises and EPC capital expenditure disaster now hitting the sector. So Khan and GR, you carry on and let’s see how this works out over the next 18 months.

Martin, I suggest you look on the review websites and you will see people who have installed Dimplex Quantum saying they don’t work as expected and don’t heat the property well enough. So beware. A lot of them on the site I read were unfortunately elderly people who were furious and felt ripped off. So please treble check before you shell out.

If the Government is only going to “target” the worst of the delays in the Court system, then this will all go horribly wrong! A half-wit knows unless they “Eradicate” the current court delays BEFORE they make these changes - it just took me 13 months to get a court date for rent arrears - then landlords will leave the sector in large numbers - not least because a safe quarterly dividend from a plc REIT and the ability to buy/sell that share at any time, make BTL an inferior investment (if you are ever unlucky enough to get a problem tenant).

It takes currently takes 13 months to get a court hearing for rent arrears in London from the day you submit your court application on-line, so the government have completely broken our court system and there is absolutely no way they will ever catch up, in my humble opinion.

…it takes 14 months right now to get a case heard in court here in north london….and that’s just to get your day in court. Good luck fellow landlords. There is no chance the government will get the court system backlog in place before they remove Section 21. So plan ahead carefully.

Probably would have been a better use of government money to ask tenants how they are going to find a rental property when landlords are forced to sell their D or C rated properties in the decade ahead! These surveys are so miss focused on the real issues facing the sector.

Quality reporting! It says Millions (plural) of landlords were drawn out of the shadows and have paid £17m last year. Wow. That’s less than £17 each. I wonder what the HMRC costs were to get this money in!
