AS an ex contractor for rental properties I have found if the LL is using an agent the delay is through the agent and not the contractor or LL.Always found direct with LL to be the best outcome with regard to speed of repair

Having worked through a large national franchise agent as a contractor working on let properties I can honestly say this agent was doing the landlord no favors at all.Attitude towards tenants was disgusting and at the end of my service to this agent my final bills were not paid although I know for certain the landlords were charged.I dont know if all agents are the same but can only comment on my own experience of them.Landlords beware!!

Think all LA`s need to be upfront and tell the LL what the manage fee covers. As a contractor I have been cohersed into an attempt to defraud the LL`s on more than one occasion.Everything to do with works on the properties should be in black and white including the percentage taken for contractors commission which is just a scam in its own right

Is there any updates on this action taken.For me it should be investigated by the FSC or FSA, maybe even the OFT!! If it can be proven against LA they should have their licenses revoked. I believe that LA plays on landlords naivety and the fact they know he or she does not want to be involved in day to day running.Its no excuse to rip them off!!

As a contractor the subterfuge goes much deeper than this.Advised to up your estimates from agents and altering of submitted invoices to increase contractors commission.The industry is parasitic by nature with tenants treat appallingly and landlords given very little respect. I hope this action is successful as I for one will help the landlords recoup what I believe has been fraudulently taken from them
