Definitely not going back until things change. The money from my two sales so far is sitting happily in the bank earning over 5,,,%. One is housing my hardworking son at zero rent. I'm afraid I'm not going to risk everything I've worked for to house the very people the Government should be housing...The concerns I had at evicting people is now just anger at the way we've been treated by the Government. Charity begins at home. I wouldn't even attempt to try and sell with a tenant in situ, what an absolute joke.

Here's an interesting idea!!! If Labour wants to give tenants the right to stay for as long as it suits them and for them to have a permanent home about asking the tenant to contribute to green upgrades....if they're staying put for decades, why not??? I find it surprising that only HALF want green updates....Do the other half not care???

How on earth can anyone in the council think that Landlords are struggling to find tenants???Cant stop laughing...but so sad that these idiots are wasting public money instead of building social housing for the millions in need!

Of course they havent spoken to you because you know so much more than they do! just sold my Nottingham house for 10k more than last years valuation and now stress free! You deserve so much respect and thanks from them for housing the people they CAN'T. Prices should hold firm this year so get out while you can. Another ignorant moron, bashing landlords to disguise the fact that he hasn't built enough social housing! Its all hot air! they haven't got enough money to even fund the checks! Nottingham City Idiots took my nearly £1000 and never came once! However like 99% of us , my houses were well maintained....why would we not maintain them when we have so much invested in them??? So keep going Andy and soon you will be able to take the crown from Nottingham as the city with the highest number of homeless people! Nice Work!!!!

I've just started a discussion with my last remaining Tenants...Rent was 750 for a lovely 3 bed semi in a lovely Nottinghamshire village....I proposed 840 , which seems market rate. Unfortunately my tenants think that's unreasonable and have said they'll look at other property in the new year. Clearly they have no idea that firstly they won't find one, secondly it won't have a beautiful interior and thirdly rents are going up by the month....They are both working full time with no children so why do I feel guilty??? If all tenants think like mine and have no idea WHY rent is going up then 2024 will be another long Year of Landlord Bashing. My dilemma...if they leave should I sell my last remaining property?????

As much as I hate the Conservatives I might have stuck it out if they were just beginning a new term as possibly the penny would have dropped about mass homelessness....but with Labour on the way...not a chance in hell! Just heard from my charming Nottingham tenants who have just decided they might be ready to leave after refusing to go THE DAY before the agreed date afer Section 21. I might be in time to start court proceedings or might have to start all over again!! My house, been in my family over 100 years butyesIll just wait till it suits you to leave!!! If my sale falls through it will stay empty till it's sold, no matter how much it costs me!

I've just written to the BBC about a story about a single Mum for 4 being given a section 21...she's posed for a picture in her £50 a fortnight fake eyelashes....I asked the BBC why they hadn't investigated why the landlord needed her to leave??? and suggested maybe he had no choice but to sell due to Gov policies, bankruptcy, mortgage arrears, paying for an operation they can't get on the NHS, or simply wanted their own children to live in a house they worked their entire life to pay for ....bet I don't get a reply.

Like you, I also keep hoping that it won't be too bad under Labour....I have 2 houses left with good tenants....Im in such a state of worry I can't bring myself to put these on the market, but my gut instinct is to sell, reading today's article and the comments of all these experienced people should really push me to get on and sell!!!!

Fantastic news! Maybe??? I think they are just trying to halt the mass sell off that is taking place now and will continue through next year pushing homeless figures through the roof, just before the election. Clever really, they are offering this carrot so we don't sell....then When labour get in we won't be able to sell!!! It might mean something if they were going to be in power for another term. Too late for my tenants unfortunately......at least it gives us a little longer to complete the big sell off!

Hallelujah!!! My newly qualified Gas Engineer son will get to keep his job! I can keep my Old chapel Conversion home that my husband and I have worked our entire lives in horrible frontline public service jobs to buy and I'm now going to hang on to one unmortgaged rental so another family wont be homeless........but if labour get in, its back to loosing all the above and worrying myself to death. We cannot let labour destroy our economy whilst China just laughs at us!! I've always voted Labour but NEVER again and although this is so welcome by the Tories I just dont think I can trust them. I'm starting to look at the Reform Party ....suggest some of you look too, although now Labour is clearly the landlords enemy, tacticle voting to keep them out will be my priority. Yes OK I'm being selfish...but I'm old now and have worked my a** off my entire life so sorry I'm going to enjoy what's left of my life ! Sacrificing our economy will not make a drop of difference when the world is controlled by Crazed Russians, China and India. Cheers my fellow suffering landlords, I'm off for a drink!

Totally agree, I too have worked my a** off and gone without to create a small portfolio....I've just issued section 21 to my two most valuable houses as I cannot bear to think about not being able to sell them when I want the money. (Both have been snapped up) Please don't feel guilty....have any of your tenants worked as hard as you or made the sacrifices you have??? I doubt it. Sell up now before the price crash!!!! Like you, I'm waiting to hear how easy it will be to get possession to sell...I might keep a couple then , but honestly I'm pretty scared to leave my hard earned money and kids inheritance in the hands of these nutters, or worse Labour. Just put a 3 bed semi, concrete construction, totally trashed by tenant and we've got 2 buyers already. This is Nottingham. I think cheap properties will sell well this year because rents have shot up, it's cheaper to buy, especially a cheap fixer upper.!

aiI think you're amazing but personally the life long sacrifices I have made in order to buy property are for the benefit of my family...only. Most working people can save for a deposit if they sacrifice enough....people don't want to, that's why they rent. They want a range Rover, Holidays, Meals and Nights out instead of saving. Their choice. Obviously it's different now and impossible for most people but it hasn't always been like this. Please put yourself first!

Very well said. I have one property in Nottingham. Never seen or heard a thing since I paid all that money for them to protect my poor tenants who have a little palace! Put my rent up from 595 to 775 last year and it will go up more in the spring. I don't care anymore, my family will always come first and I refuse to feel any guilt because it is totally out of my hands. Consultation!!! Beyond a joke! I hate what has become of my home town under these idiots....who I used to vote for. !!!!

Cesspit is indeed where we are! ...And particularly my rental that I got back yesterday. First estimate, 8-10k of damage...kitchen eaten by dogs, carpets black, not a single rooms wall paper not ripped or drawn on and used sanitary items left for me to remove because I can't afford to pay anyone to do the work. My agent( a well known Nottingham one) said and I quote... "Be glad you've got it back!" I offered to knock 20k off the asking price to today's viewers after spending a night in tears and having chest pain. Scum deserve Scummy houses, surely??????????

Just about to go into my son's rental after tenant leaves next week and am dreading it. She's kindly said she'll forfeit the £400 deposit to cover; Kitchen cupboards eaten away. New carpets now black and stinking. Wall papers clawed to shreds Garden full of poo. Totally agree, pets are not a human right...bit like kids really, don't you wait till you can afford the time and money to care for them???? I should be reporting her to the RSPCA because animals only wreck houses when left alone!!! Anyone know if I can use small claims court as deposit is so small in comparison with damage inflicted???

This makes complete and total sense!!! ...And will help put me out of my misery!! My instinct is telling me to sell but I'm clinging to the dream that I can leave my children a small business to insulate them from the economic blunders of this pathetic country we now live in. Instead I think Iwill sell and gift a house to each son. The worry is becoming too great now..I'm sick of waking up each morning and scanning the news for a glimmer of hope. My son has just put his one rental on the market and is evicting a lovely family who have had a great house on low rent for 5 years. He is on apprentice wages and cannot afford the energy efficiency costs needed before 2O25 and is not prepared to loose thousands as values drop over the next two years. The family can't afford current rents. Why can't this government see what devastation they are causing to the poorest in our society. ????

I am 54 and cannot work because of ill health. I have 3 mortgaged rental properties which provide me with an income of £1000 per month. That is my only income. I buy family food , run a little car and look after my children on this money. Who the hell is going to help me when I have zero income and mortgages to pay??? One tennant has just messaged me with a crying/laughter emoji asking for a rent holiday. I'm tempted to respond by asking them to leave. Please can those of you wilth knowledge and experience start a response to this madness??

I have voted labour my whole life and have invested my retirement funds in 4 rental houses. They do give me a good return, but they are predominantly an investment for my children and have taken every penny I have! I will go to prison before I allow the fruits of 30+ years as a teacher to be taken away from my children! I will never vote labour again!! But now I haven't got a clue who to vote for??
