It’s about time LL’s stood up to the likes of Shelter and email the CEO Poly Neate on her £150k a year salary spouting about the ‘blameless eviction’ etc. Well we all now S21 is a faster route to remove tenants that don’t pay or we have ASB issues with. How is that no fault! Poly, in her position should be lobbying government to reduce tax to sustain this fast eroding PRS! One would hope that the NRLA would also push Shelter on this extremely valid point. Get emailing guys. We need to be heard! polly_neate@shelter.org.uk

It is about time that Government brought the BTL market under scrutiny and finally regulate such products, it’s 2023 not 1023! Portfolio LL’s are classed as the professionals in the market. Those who are more likely to meet rental standards and maintain a profitable investment/business yet the Prudential Regulations merely penalise the sector with what is now a very limited specialist market removing all the markets competition! This is backward thinking at best! Ridiculous!

Has no one in the Government considered the situation where for example cavity wall insulation has caused substantial issues in a property and either needs to be removed or cannot be installed due to the location of a property? Also there is the issue of evidence required for genuine EPC assessments. For example Building Control until the latter end of the naughties didn’t issue Completion Certificates proving BRegs compliance. In addition the description on such certificates can be ambiguous and not meet the requirements of the EPC auditors this all resulting in properties being down graded. I have a property which is a clear C and yet when the Assesor was audited it was downgraded to an E. yet the EPC rules allow for an assessor to qualify a property as efficient in low energy lighting with only one such bulb evident. Crazy!
