The fine equates to about 6 months rent. He's had it let as a HMO for over 4 years!!

The government really don't see that they are creating a bigger monster here. Driving landlords out of and already desperate market will just lead to further shortages, rent increases and make it EVEN HARDER for people to find properties. None of these reforms are benefitting tenants, lets be honest here.

Its very simple. Lack of supply (due to legislation changes, air bnb plus other reasons) leads to a heavily competitive market , tenant desperation and then rising rents.

It will get worse. With the cost of living rising rapidly (whilst the government do nothing to help) tenants will be saving money using heating less, not ventilating to avoid cold and more. Property standards will decline yet it will of course be "the landlords fault"

John Hughes This is a shame to hear. We tried as long as we could to not increase our landlords fee's but unfortunately TFB leaves a big impact on our finances. We were left with no option but to increase these fees which then subsequently lead to landlords pushing for higher rents (especially considering the other attacks on their finances over recent years)

Kristjan Byfield . Rents have gone up approx £50 per month here. Our previous fees were £450 inc vat. Even on a one year contract the tenants are down, if they stay 3/4 years as most do then they are massively out of pocket.

Constantly meddling to try to ‘protect tenants’ but it only makes things worse. More landlords will sell up, leaving a shortage of available housing on the rental market which then leads to further increased rents. The tenant fee ban pushed up rents and then this will do the same.
