I guess I was one of the resilient ones with no mortgage. I still got out. The loss of LR was my stimulus. The capital was reinvested and so far I've made twice as much from 20% invested in tax shielded stocks and shares than I grossed in a year by locking 100% away. Now I help landlords negotiate with their tenants. Far better from the outside looking in.

If you are old enough to work, have kids, drive or get married, have sex legally, I cannot fathom why you cannot prioritise keeping a roof over your head. No way should they receive money for rent. That money should go directly to landlords and operate like a student loan so the tenant pays it back to the public coffers. With interest.

Incredible that the councils that have been screwing landlords over left right and centre are now begging. Similarly the government after putting the thumb screws on, expects landlords to sub them. Honestly get out while you can. Bunch of leeches, councils and governments alike.

I mediated these situations. Up to March, I was in PRS too. Mediation is great if the tenant wants to try and come to an arrangement. Not so good if they are resistant. Still, a letter is provided that states mediation was suggested, attended and if it fails, why. This is admissible in court. Never used the"getsusboysin.com" though lol

As someone who never intended to let my home, it was a steep learning curve and one I gave up on. In the end I got help. Allowances are difficult to work out. No one tells you to keep enhancement receipts forever when you buy, nor buying cost receipts. So to say it was difficult to work out everything is an understatement. Took a month. But it's done and I'll know better if I ever own a second property again! Pity anyone who only has 30 days.

It matters not how adept you are at keeping up. Short of quitting PRS you never know from 9ne year to the next what new barriers will be put in place to you a) getting rent b) getting your investment back. Looks like CGT is going up, after LR being abolished a year ago. Insider says it will be 20%, 40% and 45% as of April 2021. That after a year of no rent. Honestly you couldn't make it up.

Rules should also apply to councils. councils should pick up the rent when tenants cannot pay. Done councils don't even comply with their own building regs obligations. Yet again, another attack on Landlords whilst begging them to not make tenants homeless. Where do they think the money will come from if no one is paying? Stupid money grab that's all.

All this goes to prove is that someone furloughed on 70/80% of their earning can, actually, afford to pay their rent. My heart bleeds for those who have to forgo holidays to pay rent Not. My former tenants went on holiday 3 times a year and whinged endlessly about rent which was below market rent. Hence, when they kicked off about a small rent increase, they got their marching orders. Prioritise. That's what landlords do and many give up holidays and weekends to earn and deal with crappy tenants.

I sold up in March. It became far to onerous to keep my capital gain in property. Having it in stocks and shares means you can drip sell and manage cgt far better.

Not all HB tenants are bad. However, councils actually advise them to withhold rent, challenge every rent increase and send rights they do not have. Should you have a clause the council objects to, the tenant will be asked to challenge it, making a total farce of the whole point of having a contract. The council pays the tenant so if they can't pay you, then tough because the council won't make them. Should you serve notice on them for this breach, the council tells them to stay put without paying back what they owe until you go for an eviction. If you serve notice to quit, the council will go through the paperwork to make sure that it's valid and actually arm your defaulting tenant with advice in an attempt to delay/thwart recovery of what is rightfully yours. Finally, insurance companies expect a working tenants or you to pay a premium - possibly because they know DSS = giant pain in the butt. All these have happened to clients I mediate for!

However, the responsibility to pay rent is on the tenant, just as the landlord is responsible for paying any mortgage. For the last few years, tenants rights have been advanced and landlords have been screwed to the wall. If you beat a person repeatedly, how compassionate can you expect them to be when the tables are turned? I had tenants who would push for everything but we're rude as hell. It was all about them and their rights. Well, when the cgt rules, landlord responsibility and s21 changes were anpinced I got out. Apparently, the bee landlord served s21 on day one when they kicked off about repairs. So now they are high and dry. You've got to be reasonable as a tenant and not paying whilst pissing your money up the wall (like my tenants would often do to delay payments) will never wash. Goodbye PRS. Been awful knowing you.

It's all about tenants. Landlords get zero help yet are expected to be compassionate? Well, no. I have mouths to feed and bills to pay too. Go rent in scuzzville if you cannot afford the agreed rent. I have had it with all the crap about poor tenants.
