PRS is soon to be a thing of the past. We will have to take the local Council problems. Then comply as social landlords, where tenants will be appraising us and reporting to Councils regularly. That plan is out the bag and soon coming into force.

Yes no party will support landlord rights because we landlords are here to be milked by HMRC, the Councils and the tenants. We get rent for nothing, have nothing to do and lord it over poor struggling workers. Tenants votes are the priority. Once only the mega landlords remain, the balance of power will swiftly shift.

Quite agree with you Phil. It is not a Landlord problem. It is a Gov problem. Gov must pay up not shift it on we who paid out to supply rentals..

We just take the payment holiday. Its fine as the missdd payments are simply added in to the mortgage term. My question is Why doesnt government pay the rent arrears and deduct a few quid each month from the tenant? . Its a social issue, not a landlord created problem.

Housing as a human right is the responsibility of government. Private labdlords are trying to make a living , most having sacrificed a great deal to obtain property. As a pensioner, i would be claiming benefits now if I had not bought to let when i had the chance. We are not charities set up for unfortunate people, any more than Tescos is for the hungry. Government are responsible for housing the needy. They shift this onto us but then want full control of our business. What a cheek. If we are forced to become housing charities because of governments failings, we should be compensated as such.

Secret master plan: mega rich landlords will scoop up our speedy exit properties with cash purchases. The letting industry properties will become uniform throughout Uk , like Howard Johnson motels are in US - every single one the same - each with uniform conformity. Once these powerful landlords succeed over us, control of the letting industry will revert to them. The balance of power to evict will switch in favour of these "Lords". Im off to Spain.

Of course it's too much to ask for. Tenants are victims and Landlords must support them no matter what. Annual inspection visits to licenced properties incur a fee of around £60 Ive heard. If your tenant has a grudge and "fixes" the fire alarm or allows damp to build up in winter You will be fleeced.

Current licenced LL's are inspected each year i believe. And they have to pay something like sixty quid when that comes round.

Homelessness is solely responsibility of the Government. Government want control of Landlords' business. But they do not want the responsibility . They alone are responsible for meeting the adequate needs of the population. How can jurisdiction permit them to load this responsibility on to private landlords?

Andrew how dare you insinuate that the government's policy to force landlords to give free housing to their "customers" yet no other service provider must provide free service, is a business risk we landlords should have allowed for. What a cheek. What other sector is forced into losing their carefully planned retirement fund to aid everyone else, including irresponsible louts and layabouts who spend their benefits on booze and drugs. That is solely the government's responsibility. How about YOU pay for their accommo?

i read a LANDLORD must pay them £500 at outset. . It is just a phone service l. Come on! How would a TENANT be motivared towards his own eviction when he knows he aint going to pay what he owes . JUST GET THE THE HEAVIES IN. FAST. IN THE EARLY HOURS WHEN HE'S STILL HIGH.

Well said Paul. It is madness to agree Shorthold lets after all the covid abuse from government. To be a live in landlord i think u have to sleep there 2 days a week. But once the lodgers agreement is signed and you keep a small room there it shouldnt matter. It is beyond belief that landlords are classed as having unearned income and are expected to provide free accommodation. ... just because we are the most vulnerable group. And we are expected to professionally manage our lets and look after the welfare of our tenants. And labour are just as anti landlord as the rest. They all want the votes so they will want to please renters, those being the majority of voters. Why they think it is ok to exploit landlords just because they can show a total lack of common sense and integrity. No sector should be bullied into giving free service to their customers just because they can be.

Well said Paul. I prefer to just have live in landlords as well. It avoids all the abuse from both tenants and gov. One has to be mad to risk AST's after the covid abuse to our sector.. i believe a live in landlord must sleep at tge property for at least 2 days a week to use that status

Best solution is : always keep a room for a LIVE IN LANDLORD. Even if you are not there a lot, you can get rid of abusers very easily because they are only lodgers, and as such, do not have assured tenancy status. It works, and lots of tenants will take lodger status out of desperation .

Yes, the whole business of letting is treated punitively by government. THEY want to control our sector, but make us responsible. We small landlords are not classed as employed so cant get any grants or assistance and we can get fined if our delinquent tenants annoy the neighbours. The new mediation system expects us to pay £500 up front to talk over our tenants' delinquency by phone and comply with advice from someone who will never meet our tenant. They only allow 5 weeks deposit, when we must give 8 weeks notice, We pay tax on our capital repayments Then they are trying to force us to take benefit recipients. Finally - lets all quit .

We small landlords should not have to lose. We are about the only sector that cant cant get help unless we are a registered business. Government doesnt want homelessness, dont make US bankrupt. We do not OWE freebies.

Absurd that the conroversy was over Gas Safe. Surely How To Rent is the one that could be waived on commencement of the tenancy. No-one will die if that one is late. Buffoons are controlling our business.

One solution: Governments need to pay tenants rent. To avoid steess, lies, conflift, eviction. The Government should bite the bullet and pay all landlords - we are the only ones not helped If we prove tenant cant pay we should get at least a 50% payment from the Council's reserve cash.
