Yeah I think I'm done. There is a cost cap for improvements but why the hell is it not linked to property value or rentable income. The current cap is £3500 (which is a years rent for my properties) the government is aiming for a cap of £10k which makes no sense on a property worth £60k.

Reading their tweets, Shelter is pushing this "National Landlord Register" a lot, so if they get that can we have a "tenant register" because the number one point of the Landlord register is "You can check that your landlord is decent and doesn’t behave illegally". I'm sure a lot of us would quite like that information about a prospective tenant!

just for fun I've just checked the epc rating on one of my properties on the gov site. (can post link but search for find-a-certificate on gov website) It gives a helpful guide on how I can get from D to B rating. Lowball figure: £16350. Highball: £32650. Based on the house value of £65,000, I'm done, I'd rather sell and improve my own home!

I know we shouldn't feed the trolls but this kind of comment make me realize how entitled some tenant think they are. We don't owe you a home, that's your local council job, not enough council home take it up with them. Annoyed your paying someone else mortgage, well save up the thousands they did to get a deposit, take the risk they have. Want more affordable houses, call your government. And most importantly, if you want real change, go and going groups to represent your views, don't go on to another groups website and call them names, its like being back a infants school.
