I think you're just venting your spleen... ASAP ?.. wasn't it the same 12 months ago at the start of this pandemic ?.. even before the pandemic, it could take 18 months - what do you think your odds are now ???.. although Andrew Townshend did once try to say that it could be done in less than a month (I didn't believe him then and... well, a forum full of LLs - it's a little too much to expect a reasonable understanding of how a global pandemic impacts a business investment/venture.. although some LLs will cry, "it's not an investment, it's a service")

Can't fault anything that you say David... my only concerns are: 1) once the first CCJ has been issued... the tenant will have no option but to wait for the court to issue forced eviction. 2) the debt keeps on growing for as long as it takes the court to issue forced eviction. 3) do you want some/slow money or no money/retribution ?

I believe that all connection websites are started with the very best intentions - connect a person who provides a service to another who requires the service. That service can be social networking, emergency repairs, insurance or property. Paul, the issue today is cash flow... do you have enough coming in to fund the provided service that only results in the below mentioned increase in debts. Not everyone is as lucky as Amazon and Netflix - if you don't pay, your subscription expires. Even Sky are now providing free access to one of their channels. It may surprise you to know that the majority of businesses are continuing to trade (and hoping that debts will be recovered sometime in the future), along with the risks of ever increasing numbers of indebted customers... the alternative is to stop trading, go bust and virtually guarantee that debts will never be repaid. As for commercial rents in the City, only 15% have been paid since the start of lockdown.

Robert, are you assuming that once the loan has been taken out with the Gov't, and the funds have been transferred to the Landlord (who will obviously be ecstatic), that the tenant will suddenly magic up the money to repay the Gov't ? My point is that if circumstances do not change/improve, and the Gov't take the tenant to court for loan arrears, then the tenant could end up in prison which obviously negates the requirement for accommodation... thus rather more obviously negating the requirement for the Gov't loan in the first place ?

Since 2010-11 income from the Department for Communities and Local Government – which has primary responsibility for funding the fire sector – has fallen significantly. Apprehensive about the possible permanence of current financial restraints, fire and rescue authorities have thus far resisted the urge to fall back on their financial reserves. So, your point is valid but it appears that your local council is wasting the contribution that your CT provides toward the Fire Services... another story for another day.

Paul, what exactly is it that you're not getting - there is a queue for everyone, mass lender repossessions of BTL properties included. The more the merrier... the FCA have instructed mortgage lenders that proceedings for repossession must not start or continue through the courts until at least 31 October, and the tenant can also request the court to delay the repossession date for up to a further 2 months. December 31st, being the earliest possible date that a lender can have a tenant evicted, is not "booted out pretty much immediately" under any stretch of the imagination... and the likelihood is that the courts will slow it down even more if they are allowed to.

Good edit G romit - I think I still understand what you are trying to say. A great philosopher once said, " it is not for the tenant to decide what a landlord spends his income on". By the same token, it is not for the landlord to decide what the tenant maxes out his credit card on. Both the landlord and the tenant shall have their well-deserved day in court.

This is more like it... you have Andrew up above who threatens to do things the old way, but the reality is everyone is crying / reducing their plea bargaining to moral obligations - while at the same time, refusing to accept that this is business ? Where's your contingency plan for your 5 tenants that haven't paid anything ?
