Couldn't agree more with than you George . Apparently it's mortality rate is on par with the flu again affecting the vulnerable. Seems like world leaders just want to create huge debt I'm starting to believe about the conspiracy theories of New World Orders !!

Absolute joke having 2 tenants not paid for over 6 months now this really is happening to LL's. Still in a reasonable position as the properties have no debt against them but the money has always been used to cover other properties that have considerable borrowing which now leaves me just above even. Unfortunately they're in Islington where the mayor looks like something out of Camberwell green and she's worried about homelessness in the winter so she's campaigning about no evictions permanently. As the government seems to have abandoned any kind of common sense for LL's i can see LL's take matters into their own hands and it's going get very nasty. Huge implications for me and I thought I was in a good position need to get them out . They are basically squatters that have the support of the government to just putting two fingers up at us.

This isn't going to happen. I think Mr Barret is spot on. The government is trying to eradicate private LL's no doubt about that for what I'm not sure maybe they think they'll be a glut of cheap properties available or they just don't like the thought of people being resourceful and having control of a steady income stream.

These measures will only harm the people they are trying too protect in the long run . You can't house people for nothing whilst putting more legislation through like electrical safety etc. LL'S will simply sell up . I'm experiencing 2 tenants not paying and believe me this will be the norm whilst the government are protecting and to some extent encouraging tenants to default . If for instance you have properties in the London borough of Islington I heard the authorities are going too ignore all evictions orders for the foreseeable future !!! How true that is I'm not sure but worrying times .

Must be at least now 20% of the population in the uk in private rental accommodation huge pool of voters that could be enticed to vote for a party at the expense of the landlord. I Can imagine Labour enforcing no eviction policies as their main agenda for votes come the next General election !

Must be at least 15 years ago that you could appy for a grant for loft and wall cavity insulation but these schemes were a waste of time they'd offer you a 30% discount but could only be done by recommended tradesman approved by the scheme who obviously charge 50% more than unapproved tradesmen. Anyway not exactly hard just to put lagging in the loft 🙄

It was always going to be the case for some tenants as soon as the government announced no evictions during lockdown . Merely a green light in this nanny state for some to default. Imagine in any other sector as some mentioned going to the supermarket filling your boots and leaving without paying and saying as they walked out "see ya next week mate"

Incredible that the gas safety check was done and the tenant merely stalling for time. The court should get the tenant to pay all court cost just a simple email to the landlord for a copy of the certificate was only needed. Best interest for LLS to send all relevant documents ON a email electrical certificate water test, insurance, energy efficiency test ,gas check just to cover yourself in future

I'm a little confused!! 6 .59 % late payments does that also include non payment altogether. If not Interesting if you could actually get a set of figures with non payment, late payment and part payment probably would be affecting around 20% of the private rental sector at the moment.

Seb You know eviction is a criminal offence that has huge implications for people not just financially. As I mentioned above I accept the risks and my only quarrel is the time to evict. I will take the hit but in the long term they will face the consequences .

I've two tenants that haven't payed a damn thing since the lockdown and 3 tenants in arrears . The problem is society has changed people seem to not have the moral obligation or perception that they need to have some sort of contingency plan when they get into financial problems . These sort of groups only serve to promote that it's never their problem or fault. I accept you will always have this kind of risk but what I can't accept is the fact in the present situation they will be living rent free for 18-24 months before you can evict them.

Statistics show that by the end of 2021 a quarter of all household's in the uk will be in the private sector . Obviously Labour are targeting this huge pool of potential Labour voters at the expense of the minority landlords .Tories it seems also taking harder measures against us in trying to counter act. In the end I can see with all new legislation and more rights for tenants they'll be little incentive to remain in this sector but neither will be interested that in the end they'll be a shortage of rental accommodation only pushing prices and less property available that will only harm the people they are supposedly trying to protect.

But the original agreement is what is binding regardless of what they claim the property purpose is now.. have they registered the property to pay businesses rates council tax at business rates etc check with the local authorities sounds like you have the worse kind of scenario for a LL might be worth changing your solicitor good luck.

Mr crisp I have currently 2 tenants that have defaulted but the uk government have stopped all evictions for the next 3 months on top of that the courts will have a huge backlog that no doubt you'll be the least deemed priority. You'll be looking at 18 months minimum to evict. Better to try to negotiate than go down that avenue at present.

No doubt some prospective new owners could be put off buying property and look towards the rental sector. The real key is how much can people afford, this furlough scenario you can be sure the government will look towards clawing that back in the future people of course will have less disposable income. Lls also having more regulations forced upon us like the new electric certificate I certainly want the tenants to share my burden!
