So when the PRS is no more and there are insufficient properties available Polly Neate will be happy as this is what she wants is it, LLs are selling due to mortgage rate hikes and tax implications along with the fact that they are not prepared to invest in property anymore when their rights are being taken away.

these people can clearly not see further than the end of their noses, they are driving landlords out of the PRS quicker than they are coming in due to the legislation, taxing and all round pro-tenant activists. Unless you have been super clever all mortgages have increased which has a knock on effect along with supply and demand. I agree with Frank Jennings if a tenant wants to live in a property they are prepared to pay and if the property is overpriced it won't let simple. Build to Rent will be a lot more costly as new builds achieve a premium for being exactly that but that does seem to be the plan for the corporates to overtake the PRS

Social housing yet again penalising the PRS who from my experience 99% of landlords keep habitable, safe and comfortable homes for their tenants. the government need to target the housing associations and make sure they are regulated like we are in the PRS.

Enforcement of what? if the landlord has a good agent or knows their compliance requirements which the majority do why do they need to be micro managed. A complete waste of tax payers money. i agree there are a few rogue landlords out there but that is the same for tenants and as per the minority ruin for the majority.

8 Section 21x in the past month 6 of whom are selling, does that not clarify what is going on and other agents are saying similar things. Landlords are leaving!

So just where are these tenants that are scared to report maintenance in case their landlord serves notice. Surely a property cannot deteriorate that significantly since move in, unless it was like that when viewed and therefore why take the property? I think a lot of issues are caused by lifestyle, tenants drying washing without ventilation causing mould which is then the landlords fault. I don't have mould in my house and would imagine most others on this group don't either. These do gooders do not realise that all they are doing is driving private landlords away.

let us penalise the landlord again shall we, most mould and condensation issues are due to the tenants not ventilating, having furniture pushed right against the wall and drying wet washing without opening windows. The tenants are the ones that need educating.

Over the last year I have had to serve 4 Section 21 notices where landlords have had enough and are selling up. Surely as Emily Simmons has said this is where the Government, Shelter and other tenant to gooders need to be looking as if they continue to penalise decent landlords they are going to lose more and more from the PRS.

John Thompson I totally agree anyone can find a tenant but it is about finding the right tenant and as you say if you would not rent your own property to them you won't put them in any other.

Is this a minority ruining for the majority situation again, there are landlords that let their tenants live in damp squalor but they are the minority the majority of landlords have decent properties that are well maintained and if work needs doing they sort it out. Why penalise all landlords for the sake of a few causing distress to tenants as they are evicted due to the property needing to be vacant for the works to be done. This has not been thought through well enough and is going to cause major issues to tenants alongside the landlords.

As with everything the minority have ruined it for the majority, most people who receive assistance of whatever degree are normal hard working honest people but the few that would rather spend their benefits on the 60" tv or their smoking/drinking habit have spoilt the reputation of the tenants that do have to look at receiving these benefits to make ends meet. I have a couple of tenants in properties that look after them as if they were their own receiving UC and as Robert Brown suggests it is careful selection rather than just finding a landlord a tenant that needs to be priority.

So a tenant that stops paying rent and accrues significant arrears in excess of £16,000 leaves the property dirty and then goes for their full deposit return whilst the landlord has to live with relatives as he cannot afford to keep the property anymore is acceptable is it? Whilst I agree that tenants that are genuinely struggling should be dealt with sympathetically and appropriately this should not be at the detriment of the landlord who was good enough to allow them to rent their property in the first place.

Not only will there be a number of properties that will not be able to comply it will drive a further significant number of PRS landlords to depart from the market and leave an ever dwindling supply of rental properties available
