As a landlord of both commercial and residential property I am not really motivated by more government intervention by being told who to let my property to. However on the flip side if a unit has stood empty for over 6 months I would guess that the asking rent is too high . Empty properties don't make money .

Compassion, in the last 30 years I have tried to be fair and honest as a landlord but there is no compassion from authorities towards the property landlord. Personally I now take the view that I run my business on fair and balanced principles but I do run it for profit and I am not at all ashamed to see it that way. There are many tenants and suppliers that rely on our success. So our friend from the auction house can take a jump. We pay our tax and that’s the only public service we have to provide. Gone are the days when we were charities.

As a landlord in Wales I find these activists quite interesting as most of the left wing welsh speaking agitators always look to blame everyone else for the issues at hand. I always find it hard to understand that the policy makers never think their policies through to logical conclusions ( or they aren’t interested) . The short term letting market is certainly the one I find most confusing- planning permission is always required to convert a residential property into a commercial which is effectively what a short term let does, especially when the property is on offer permanently. Why not just apply the current regulations first? Also once Rent Smart Wales came into existence rents have increased due to lack of supply, could it be that these idiots have caused all their own problems and are now looking for a scapegoat?

Always beware of the word ‘reset’ this is a roundabout way of telling private landlords we are after you and your property. Here is Wales we will be losing rights to our properties- the devil is in the details. Unless you are really motivated by being a residential landlord now is the time is plan an exit

I hardly think that the two faced NRLA actually count as landlords, they are as trustworthy as a fox in a chicken coop! There are very few landlords in Wales that would even consider getting into any relationship with their local authority especially as the current Welsh administration are seriously considering additional taxes on second homes and rent caps.

That sounds like a bargain for David Ross, got rid of the tenants and also a rental property in the anti landlord state of Scotland. The question after this is who is the winner, the tenant or the tribunal or the landlord? Personally it sounds like the landlord, he can walk away from the legal grief but the tenant despite their few thousands will remain tenants and the tribunal have convinced quite a few other landlords to leave the sector.

To be honest, there is not enough detail in this report ( there rarely is!). What type of property was it? If you guys are going to continue reporting emotive articles, then at least put some detail in otherwise you are doing it just to illicit some form of emotional response

As deposit regulations have been in place for since 2007, I am sure that this landlord should not be in the business, that’s a very dull error. However I don’t believe the noble intentions of the tenants, they suffered no loss on the face of it so they did pretty well didn’t they?

Like a man who wears dentures demonstrating they have teeth! Local councils enjoy the power to label landlords as ‘ rogue’ for technicalities for example mould causes by tenants lifestyle but they don’t have the courage to go after criminals and organised crime who ignore any housing laws, as the smaller landlord get pushed out by ever increasing regulation the market will be dominated by larger corporate landlords and then an underground market of room shares, bed shares and an unprecedented amount of illegal letting without limit. They can fine as much as they like but the rewards of illegal letting far outweighs the fines- it’s laughable when I read local authorities will come down hard on landlords. Imagine the day when a housing inspector gets a real physical threat from organised crime - they will run away as fast as possible

This political attack on all landlords but particularly the smaller ones will have quite serious unintended consequences. Although there have been cases of poor service from landlords to tenants we must always remember who actually owns the property. After all you would not be allowed to walk into a car showroom , take a vehicle and not pay for it. It will come to roost and it’s the tenants who will suffer, ironically the people they are supposed to be protecting
