Just a reminder that the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will come into force on 1st October 2022, which require landlords to: 1. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers). 2. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty. ***see the government website for further information***

I honestly believe that the disabled tenant sector provides a wonderful opportunity for private residential tenants to secure long-term, low risk tenants. While not every property will be suitable for every disability - even with adaptations - as service providers, landlords & their letting agents need to be inclusive ….equality should not be optional!

When I started my journey in the property sector, my first manager taught me a very important lesson i.e. “property is all about people”. And in my experience, this is so true; it’s about landlords & tenants & service providers, and if we can be pleasant and kind to each other in our interactions, then things tend to go much more smoothly. From a totally different angle, regardless of a landlord’s relationship with their tenant, the Court now requires the landlord to demonstrate that they have taken steps to understand, accommodate & work out a solution when a tenant’s circumstances change unexpectedly and they can’t pay all or some of their rent. Those who take a hard line, may well find that the Court rules in the tenant’s favour when it comes to an application for possession. Regardless of the various opinions voiced here, that’s just how it is. 🤓

Landlords need to be educated in order to pass the relevant information to their tenants. I’m not sure I could do 3 whole days, but it’s definitely worth a visit! 🐜
