I guess in the current climate (rental demand), one would only work with the council if Housing benefit tenants were all you could secure? Perhaps in the worst areas of the city where it would be difficult to let out?

How does having a homeowner guarantor help you recover rent arrears or excessive damage costs?

Fair point Eddie but I guess I meant if one didn't want to bail out - plus predictions are that it will take well over 12 months to evict a tenant and then there are lots of conditions. I like the idea of home owing guarantor but I assume they should be working as well? How does a guarantor being a home owner help? I'm assuming you can't force a house possession just to claim unpaid rent!

Seems weird that auction houses are booming, BTL purchases are on the increase but in another thread, BTL is in trouble due to inability to serve notice on non-paying tenants. Bit of a dichotomy?

Apart from "lets all bail out, sell up etc", if one is setting up a new tenancy whats the way to mitigate risks?

Paul, the rule of 4 doesn't;t always apply (So the answer is to get rid of a 5th occupier to leave 4. Quite simple really). We have additional licensing for all HMOs, so anything more than 2 unrelated sharers = licence
