Nick, where to emigrate to? Have you looked at anywhere specific?

This is surprising to me given that landlords will continue to be targeted as "greedy" and the changes in eviction procedures means greater risk. Can one ever imagine a time when mortgage payments will be allowed to be set off against tax again?! Nope, neither can I.

Not a chance that I would buy now. I only have a few properties and will simply focus on deleveraging. If I was able to set off mortgage payments against the rent I may have considered it but no point now. And there is no way that this policy would be reversed to allow mortgage payments to be set off again.

plus service fees and ground rent

This term "mortgage holiday" is a real misnomer and fails to explain the reality if one chooses to take it. The comment above about people not spending as much as they are not travelling, socialising, non-food shopping, etc. is a good one. It means that people are in effect forced to not spend as much of their "disposable income". Notwithstanding those self-employed/those who have endured pay cuts such as my tenant who I've agreed a rent reduction for 3 months which he will make up.

If Mr Lewis will dip into his millions to pay then that's fine. Will he do that? Err..of course not.

Already had one request for a rent holiday. I have insisted it is not a holiday and all arrears to be paid by a certain date.

As long as I get a 3-month holiday from mortgage, ground rent, service charges, maintenance and breakdowns.

I wondered when this would start. Of course landlords are the easy target and are expected to keep paying mortgages, maintenance, letting fees, service fees, ground rent, etc. I will listen sympathetically however will point out that if I don't pay the mortgage, eventually the bank will repossess and they will be evicted anyway. Anyway, not all those who are isolating are without income. I'm still going to paid as I can work-from-home. I will understand that freelancers and those whose physical presence is required at their place of work may not be paid but why should I become a charity? If this sounds harsh I welcome comments!

I'm still over 7k down from a rent defaulter who refused to leave until eviction. I've always thought there needs to be an online registry of all defaulters so landlords can find out about rogue tenants before enduring losses. As it is, once evicted, a tenant can go to the flat/house next door and simply repeat - as my ex-tenant tried to do!

Of all the things for the Housing secretary to be focussing on, this should be way down the list. I have let pet owners into my properties before but only with major clauses on major deep cleaning and repairs paid for by the tenant.

"Socially unacceptable" is an understatement. It seems that the word "landlord" has to be preceded by "rogue" and/or "greedy" these days. I have 1 house and 5 flats rented out; 2 of which i used to live in. I keep rents lower than market to keep the tenants long-term; I attend to repairs immediately and do preemptive maintenance. I've had to evict just one over the 13 years and it cost me around £7000 in lost rent/repairs/legal. None of which I've got back as he can't be found by any search. Don't hear much in the media about "rogue tenants" do we?

Last month I finally got rid of my rogue tenant. I suppose I had a good run as it's the first as 10 years as a landlord. From starting the legal process to getting him out was 6 months. I am wiser now but still stunned how tenants can get away with not paying for so long. Out of stubbornness, I am going down the legal route to enforce the court judgement for outstanding rent and legal fees despite it costing me more but I don't expect much. Even then, the cash needed to renovate the trashed interior can never be claimed back and a deposit will never be enough to cover such costs. So much in favour of tenants and another reason (to add to the many) why there's no real incentive to invest in BTL or even just deciding to carry on becoming an accidental landlord.
