Landlords after a court says tenants must vacate,should be allowed to enter the property and remove all items (not throw them) and call the police to escort the tenants out ! All this bailiff nonsense should not be necessary

Fact, there is no shortage of homes for sale. Fact, most that rent can't afford to buy or do not want to buy. Fact, if it were not for private Landlords this government could not house all the renters. Fact, Landlords are treated like criminals and the playing field is not level for Landlords. Fact Landlords provide a service and BTL needs to be treated as a business! like any other business. Fact, most Landlords want people to stay long-term and want longer tenancies,but there needs to be break clauses the same on both sides. Fact,Landlords want fast low cost evictions for those not paying rent ,causing damage or wanting to sell up. Fact this government do not have a clue !

my rents will go up £600.00 per year £50.00 month for ever.Not just the licence fee amount. As I will have to pay this in one go,I may make a further increase,say £1000 per year £84.00 per month ! well done useless council !!!!!!!!!!!!

Deposits can be a waste of time when the tenant does not pay the last months rent! and /or does a lot of damage. We need 100% watertight insurance or it will not work! I would pass all costs on to the tenant.

If tenants cant afford the deposit,they cant afford to rent! I would want at least 6 weeks and take out insurance,I cost this into the rent too. Landlords take great risks and those spouting on about deposits etc ,perhaps would like to pay for my damages etc ????????????!!!!!!!!!!!!!!!!!!!

The most important requirement in a property is Heating and Hot water. I have a contract for all my properties to cover the heating system and The tenants can call the contractors direct,should there be any breakdowns. This contract also gives me an annual gas certificate and annual service. For plumbing issues,I have several plumbers I can call on and I have several electricians for those issues. My tenants can call me or email me and I can do likewise with them. Tenants do expect a lot,then so do I.

I run my BTL as a business.However the government do not consider BTL as a business! The new tax changes prove this ! Every other business is allowed to deduct ALL expenses,including mortgages,loans and any other finance. We are being discriminated against and for sure ,it will come back to bite this government!

Just another way to raise revenue from Landlords. Tenants will end up paying more rent,as Landlords just can,t absorb anymore costs. Good Landlords provide homes,yet this government seem to want to put us all out of business. Landlords from hell and those not declaring income and paying tax,should be put out of business,fined and put inside for a few years! I am one of those landlords that look after my tenants,pay every penny of my taxes and have done from day one! So why am I suffering because of these not paying tax ,not following all rules and regulations? At the moment my BTL.s do not fall under a licence requirement,I am 25 miles from Peterborough If I end up being forced to have a licence,I will have to send yet another letter to my tenants,apologising for council/government actions that are forcing me to increase rents,which are really unecessary laws and costs. Wake up government reward good Landlords not punish them!

It's time this government took action to stop Landlords getting ripped off by tenants from hell. The cost and time to get tenants out takes ages and costs can ruin a Landlord. Why honest hardworking,risk taking ,Landlords are treated like criminals,is beyond me. If a tenant breaks their contract,Landlords should be able to evict within 2/3 weeks not months. ok ,go to court,get the order then the tenants can be evicted by the police as sqatters.!! The tenants must also be ordered to pay all outstanding sums to the Landlord(even out of their benefits! It's not a level playing field. Also why are small Landlords being discriminated against re tax etc Most small Landlords have one to 4/5 properties and are housing people for gods sake. If we all pulled out ,just see what the councils will have to cope with. I have already stopped housing people on benefits and in the future will probably pull my properties from the rental market.This means less homes to rent,less tax from me to this stupid government and more peace of mind for me! I agree landlords from hell should be put out of business,tenants from hell should no longer be able to rip off good landlords,the government should value good landlords and stop taxing them to death! If anything, we should be given incentives to grow and house people and be treated like human beings,instead of criminals! Enough said.

you can ajust profits in several ways. If you don't have an agent to manage your property(s) take one on and you can then deduct their fees. You can take the opportunity to do property repairs,decor,new carpets etc garden maintenance and fence repairs,repair storm damage etc This action may well reduce your tax liability and take you down to basic tax. I suggest we all contact our MP'S AND ADVISE THAT THESE TAX RULES will increase rents and that this treatment of private Landlords is discrimination and may well come back to bite the government!

Does anyone in government understand BTL ? well no ! Its not a level playing field for Landlords. Evictions when necessary should be a lot quicker (weeks)not months ! when a court order is granted,Landlords should be able to call the police if tenants dont go,so the police can order them to go.They should be considered squaters after a court order demands they go. Not more cost with high court costs.Councils . must stop telling tenants not to move out after a court order and told to wait for high court officials.Which is wrong information and borders on illegal. Agents must be able to make reasonable fees to take up references etc,ok perhaps the Landlord should accept the costs too,(but it will end up being added to the rent) Cost Landlords pay need to be costed into the rent,this includes insurance,motgage payments and maintenance. Anyone that thinks otherwise ie (this government) are living in cloud cookoo land. Then of course there is tax(we are taxed to death) we take risk,provide homes,suffer costs,damages,loss of rents etc etc our reward is Landlord bashing from almost everyone,we are offering a service and trying to run a business,we are not rapists,murderers,we are in business and should be treated as such ! as a good landlord I also believe the bad apple Landlords should be put out of business and the good boys cherished.

Landlord bashing needs to stop! Get rid of slum Landlords and help good landlords provide good housing to good tenants. The law needs changing to stop landlords paying out a small fortune to get rid of bad tenants. Why does it take months and months to evict bad tenants,who cause damage,don't pay their rents etc Landlords having to pay high court fees,eviction fees.Councils telling tenants not to move out (when they have a court order) until a bailiff turns up !!!!!!!!!!!!!landlords should get compensation from councils that do this ! This government needs to accept that BTL is a business and allow all expenses including mortgage interest,give grants to improve property before they are let out if needed. At the end of the day we (good landlords)are providing a service and a home ,something councils can't achieve,we take the risk,do the hard work and are rewarded by unfair treatment and landlord bashing. Time to make big changes.speedup evictions,so new "good" tenants can have a home>

Why do they take so long passing planning applications!? costing people a small fortune. why do they pay themselves overtime !? I had an insider who told me they paid her £30 an hour to take stuff home !!!!!!!!!!!!!!!
