Good to hear that the Duke and Duchess are living in a more humble abode (just!) I wonder what Buckingham Palace would have been worth in rental value say 10 years ago?

Shocking figures for London here, that's why I made the decision to live by the sea in Southampton! This needs to be taken seriously by the Government and something needs to done before this ripples outwards into the wider areas.

Firstly, its ludicrous that certain agents are refusing to adhere to the rules. Secondly, what an extraordinarily wide range there is between the tenant fees! It certainly makes you think that if one agent can charge £150, why on earth are some charging more than five times that amount?

A damning error from Spareroom, I feel that their spokesman didn't really help matters with his response - 'in principle we do allow people to offer discounted rates for rooms if their new tenant can also offer a specific service'. He really should have just simply apologised for the error instead of attempting to crawl out of the situation! Tut tut!

Cracking down on unscrupulous landlords is absolutely crucial, but it's vital that the nets they might be able to slip through are kept as small as possible. Sadly, it may be impossible to completely eradicate them - you'll always have a small criminal element who are out to make money, even if this is at the expense of those they are housing - but you can certainly make it very difficult for them to function.

Obviously these stats make for pretty grim reading, but we have to remember that many more good landlords are operating than bad ones. Unfortunately, the sterling work most of the country's landlords do doesn't make for headline news. These results shouldn't be ignored - there clearly is a significant issue with rogue landlords - but they should be put in perspective.

Agree with the above comments - the reputations of landlord is unfairly bad (the same could be said for estate agents too!), so anything that can improve it is welcomed. The danger being that too much regulation and red tape is forced on the sector.
