Thanks Jo, I will look into it, it would be great to cover costs, the rent has slowly increased over the years and luckily as it's a flat repairs have not been to bad. As you point out if he had to move, where would he go and how would it be paid for. Now on a positive note, he was awarded a heating grant about 5 years ago, so the flat now benefits from an air source heat pump, so he is doing his best to keep maintenance low. Unfortunately due to his health he cannot work, I have never enquired how his benefits are paid, but he does not have much disposable benefits.

I agree the Tax is my biggest headache followed by Mortgage, my oldest investment property that I purchased back in 2007 has seen the mortgage repayment. My rental income is £525 pcm from a disabled tenant, he has been there for the last 10 years , mortgage now £550pcm so after agents fees, VAT and self assessment tax @ 40%, I am losing in the region of £200 per month. The governments have to realise we are business people, not charities. PS, I have a conscience so the tenant is remaining.

Landlords know almost all tenant evictions are due to rent arrears, sadly the governments advice say's different, and we are powerless to change what is thrown at us. However, if the new ombudsman service works (clearly it will be slow and LL's will lose in the region of 6 months rent each time), when thousands of tenants default, which they will, where will they go? This legislation will put thousands of tenants in a position where they will have no access to housing. Will this outcome this just be ignored? Will landlords be forced to accept them, will housing association's be forced to accept them? Who will deal with the fall out? We will find out in the next episode of ''Government intervention in something we know little about''. Maybe it's time for LL's to look at buying Hotels and B&B's, get paid by the council directly to home tenants sent directly to them, however in that case where would house the refugees?

I find it harder and harder to believe that this slow motion car crash is continuing, it's clear to the whole of the country we losing the vital private rental support to the market. More rental homes are needed, more landlords are needed, yet every incentive has gone. Fewer homes available means higher rents, this is not my opinion its a fact. We can all see this on a weekly basis, if any further proof of bad government intervention is needed look what has happened in Scotland. What is needed to encourage the people in power to listen to facts and not fiction? If you cannot build enough affordable homes, if you do not have sufficient social housing, you NEED private landlords, embrace and incentivise them, do not expect them to spend their own money subsidising the market, because we won't.

Okay if mediation is the way, I wonder if the government is happy to mediate over my last years business rates I have just been invoiced for, for an office I couldn't use due to Covid? I guess not!!!

The answer is government help, instead of sending student's all the loan money, deduct the rent legally owed rent to the accommodation provider, pay the Landlord directly and send the remainder to to the student. Alternatively the government could assist the students with the rent owed, in which they can pay part or all of the rent on the students behalf, it is ridiculous to expect the accommodation provider to cover the legally owed debt due to the pandemic.

Its a shame that you took the £4 base cost for a contract renewal from this blog, the aim was to show the value and necessity of agents. Secondly that enforcing a fee ban will undoubtedly cost the tenant more, just as it did in Scotland. Regulation and capping make seance, banning fees does not.
