With the sellers’ market more competitive than ever before, it is vitally important that you make your property stand out from the crowd. If you do, it will increase the number of viewings you get and improve your chances of achieving your asking price or above. Below, using our experience as sales and lettings agents working across Milton Keynes, Bedford and East Northants, we offer some tips on how to make your property more memorable than the rest. Keep it neutral You may like wacky décor and fluorescent purple walls, but there is a good chance your would-be buyers won’t. It would be unwise, of course, to limit your pool of prospective buyers, so it’s best to keep things neutral as neutral and low key as possible – think whites, creams, light blues. Viewers will want to visualise themselves living in your property, they’ll want to work out where they can put their own stamp – that is much more likely if your house doesn’t feel too personal or eccentric. Maintenance is key Would-be buyers will be on the lookout for any little flaw when they come to view your property – you can hardly blame them, this might soon be the place they call home. To make sure they have as little to complain about as possible, ensure your home is bright, attractive and well-cared for. Give your house a good going over with the hoover and polish, plump up the cushions and make sure all fixtures, fittings and electrical appliances are in fine working order. If there are any little DIY tasks that you have placed on the backburner, get them finished before any viewings take place. You want to do all you can to lure buyers in, so it makes sense not to put them off with a dirty, unmaintained home. Make the viewing great The best opportunity to for you or your agent to put across the best attributes of your property, the viewing is often seen as make or break. Get it right and it could turn an apprehensive buyer into one that says “I’m going to put an offer in right this minute!” It’s likely that prospective buyers will want to explore every nook and cranny. If this is the case, it’s advisable to give them the freedom of the house. Similarly, make sure whoever is doing the viewing articulates your property’s main selling points in an enthusiastic but sincere way. If you don’t feel confident about conducting the viewing yourself, ask your estate agent to do it on your behalf. Utilise the portals In this day and age, the majority of people head to the portals when they’re looking to buy a property. As a result, a significant online presence is vital to make sure your home reaches the widest possible audience. We advertise on all the major portals – Rightmove, Zoopla and PrimeLocation – to give your property the exposure it deserves. Having said that, competition on these platforms is intense, so punchy descriptions and high-quality photographs will help your property stand out from the crowd.
