There is a lot of talk about whether agents should be regulated – but should private landlords also be regulated?

Yes, says industry expert Sarah Rushbrook.

She says that there are too many cases of ‘the blind leading the blind’ – inexperienced agents and novice landlords.

Some landlords are naïve, others are greedy – and many, of course, are excellent.

But why should the many good, responsible landlords fear regulation which could help landlords genuinely unaware of their responsibilities, whilst ousting the rogues?

    A clear case of this so-called expert trying to deflect the issues onto landlords. Simply being a mere letting agent doesn't qualify her as an expert. As a letting agent, there is a conflict of interest and she is simply trying to further her own business.

    I expect there will be no costs attached to this 'licensing' initiative then? There will? Thought so.

    And what will it actually achieve? Good landlords will pick up the cost and bad landlords will find a way to avoid it.

    Meanwhile, the licensing body - no doubt run by the local authorities - has found another way make money off the taxpayer while serving no purpose whatsoever.

    Now, why doesn't that sound familiar?

    I have been saying this for about 5 years - only difference is I have no axe to grind or personal position/benefit as I am a s/e consultant.

    Sarah on the other hand is a letting agent and so has a vested interest in Landlords not being able to self-manage unless licensed.
