A quick reminder that the Government is conducting an inquiry into the private rented sector and this is the chance for individual landlords to express their opinions.

In particular, the inquiry will be looking at the possibility of compulsory regulation for both agents and landlords, and into imposing rent controls.

It will also be looking at letting agents’ fees and the quality of accommodation provided by landlords in the sector.

Submissions of up to 3,000 words are invited by the deadline date of January 17.

Although this seems some way off, with the Christmas and New Year break, it will be here soon enough.

    Has anyone thought to ask the two major property portals Zoopla ZPG and Rightmove why they will not allow private landlords to advertise directly on their site?
    We have some semi transparent online letting agents out there who are allowed to advertise at the whim of these giants however they either still get their fees from tenants or in some other way from the landlords.
    The big two companies generate their income from agents subscriptions and as has been discovered will try to stop anything upsetting them , why would they bite the hand that feeds them .Once again in a very subtle way this distorts the rental market in favor of the agents and their fees.
    In a recent interview Mr Alex Chesterman of ZPG said he would crush Rightmove in his onward march to be the predominant advertising company absorbing competing property websites along the way ,what he may not have bargained on is the crushing of many of those agents he relies on for all those monthly subscriptions through regulation and an increasing demand from private landlords to do things differently , when a man tries to crush a handful of sand it slips through is fingers !
