Following the recent survey by my|deposits which found cleaning and unpaid rent are the top reasons why landlords withhold part of the deposit, we’ve developed some top tips on how to avoid a dispute with your tenant.

  • Speak to your tenant. This is the most effective way to stop a minor disagreement becoming a formal dispute. Almost 99% of tenancies end with no problems and communication between landlord and tenant is the key.

  • Ensure you have a proper inventory. This is a key document which you and the tenant should sign, agreeing to what furnishings are in the property and what condition they are in.

  •  Arrange check-in and check-out inspections with your tenant. By meeting with them at the property you can inspect it together and sign the inventory together.  During the check-out inspection, you can both come to an agreement over the return of the deposit.

  • Remember Fair Wear and Tear. Landlords have to expect some wear and tear during the tenancy from use of their property.
