Cole Harding will be using Lets Bid for its Morden method style Auction for quicker and safer transactions for both the seller and the buyer.

Where do you see the property market moving in the next 5 years?

No one can predict the future but here at Cole Harding we believe the market will be flat for a couple of years and over the next 3 to 5 years sellers will start to see a growth in capital.

What advice would you give to Landlords or property investors in today’s market?

The market is stable and confidence is finally returning, with buyers actively looking again, there is many clients looking for a new home to rent making rental properties being in demand and achieve fantastic rentals.

Within this market it is imperative to get the price right either selling or renting; Landlords can feel confident in knowing we typically rent out properties between 1-4 weeks (1/2 bed properties) and the larger properties on average rent out within 4/5 week period. (3-6 bedrooms properties)

For an Investor yes you have to do more research in what you invest in, but buying in London and surrounding areas, you will find the rental values increasing along with Capital appreciations
