Late payments and mortgage defaults on the rise, survey suggests

Landlords increasingly struggle with tenants who pay rent late or default, a mortgage lender is claiming. 

Research from Molo suggests landlords are now typically owed an average of £725 with 2.9 late payments likely per year. 

Molo Vice President of strategy Mark Michaelides says: “Nearly two-thirds of landlords have seen an increase in late rent payments due to the cost of living crisis, but this doesn’t always have to lead to extreme measures against tenants.

“As a tenant, it’s important not to ignore the problem. I’d advise tenants to communicate promptly, explaining reasons for delays and requesting additional time. Open dialogue can lead to collaborative solutions.

“Our recent research found that 54 per cent of landlords have implemented payment plans for tenants facing late rent. Additionally, tenants can explore government schemes and seek guidance from organisations like Shelter or Citizens Advice for free support and advice.”

Some 59 per cent of landlords say they have seen an increase in late payments amidst the current financial climate.

And 56 per cent of landlords have had tenants move out as they could no longer afford the rent while 55 per cent have also found themselves reducing rent at least temporarily to support tenants during this time.

Landlords in Yorkshire and the North East see the highest amount of late payments each year, at around 3.4. Those in Greater London are owed the most, at £806.

    The situation this year is going to deteriorate as our rents increase, and some of us sell up, thus increasing market rent by default ( no pun intended) 😁 . Hard times ahead 🫣

    The article states tenants can explore government schemes (what schemes) seek guidance from shelter and Cab. How ridiculous, Shelter will encourage them to find faults with the property as a reason not to pay their rent.

    I found two Molo companies, neither of which I have heard of. One does mortgages, the other does organic children’s clothes. This article could have originated from either company. 🤣🤣🤣🤣🤣

    I just feel the pain of landlords who cannot pay their mortgage payments due tenants default or late rent payments. Some landlords may have taken more than they can chew or temporary bad phase. If my tenants stopped paying in the next 6 to 8 months, I would have some issues, as I do not have savings. 2 of the buytolet loans have recently been paid off and paying off residential mortgage off within the next 6 months. I borrowed heavily on one of the other buytolet mortgage at 2.35% to pay off 2 small loans as they would have been about 9% to remortgage, being in a company name.

    UC paying 5 weeks in arrears is a major cause of the arrears statistics. One of my tenants has been £545 in arrears for just over a year because of this UC policy. Absolutely fine with all the other payments since missing the January 2023 one.

    Another tenant is a seasonal worker and has fortnightly pay which causes a very unstable UC pattern. He now pays half a month's rent every pay day, so is sometimes in arrears, sometimes in advance. It means he has the opportunity to miss 2 payments a year if emergencies crop up, which they invariably do. It was all going beautifully until November. Right now he owes £825 which will probably be back under control by the end of March. For him the winter shutdown is the big problem and it's something to do with his holiday pay being lumped in with his last wages of the year and then being classed as unemployed for a few weeks.

    It's outrageous that UC doesn't honour the tenancy agreement and is deliberately designed to cause rent arrears.

    Jo, it is clear that you look after your tenants welfare and understand their predicament due to the government system of paying in arrears. You are like some other landlords doing a job, what a council or government body is responsible for. Kudos to you.

    I have to say over the years I have had a few tenants who have had problems but if they called me then I would sort it out with them over a couple of months. Now with the Shelter, CAB, Acorn and all the other Crackpots advising tenants that has gone out of the window. All mine now with agent on guaranteed rent, if not then I would be shoving a S21 up their Chuff while we still can.

    All goodwill has been removed by Ben, Polly, Ben, Gove, Craw and the like

    I have one who is constantly late paying and is also in arrears, I have sent her a sec 13 rent increase to make the hassle of dealing with her worth while I expect it won't be long before I send her a sec 8 , maybe she'll just leave now

    I have one property with rent payment protection insurance policy. Has anyone made a claim on this type of insurance, how did it go?

    Not made a clai but have two policies through Alan Boswell and Homelet. Not had to claim, possibly because my tenants are good professionals. Also they are aware I hav insurance and most people know insurers will recover their money.

    How right you are the Insurance Companies always get their money.
    I have a renewal invitation but about 5 additional requirements or exclusions affecting the Policy every year there’s some additional requirement or exclusion, the Premium don’t come down but goes up, good game getting closer to a non Policy and we pay 15% premium tax on that.

    Martin Lewis has spent the last 10 minutes banging on about every aspect of Council tax, what it’s based on and all the difference reduction available 25% / 50% / 100% it’s all wonderful no mention of Private Landlords paying 200% on vacant property how did he miss that one, we just pay to keep them. Thanks Martin.
