It's a problem that is further compounded when extortionate fees are added to the loan as it effectively pushes the LTV up which, when a landlord comes to remortgage, could easily make the difference between getting a new loan and not. It's symptomatic of the commercial (and governmental) world today... "How can we absolutely maximise what we get in the short term...?"

@Ferey Lavassasani A fee simple absolute means that there are no restrictions on what the owner of the land can do with it. The “absolute” part doesn’t relate to an absolute period of time, rather an absolute right to do whatever the owner wants with the property. The other type of fee simple (a fee simple defeasible or determinable ) means that ownership is conditional and that it continues or may be terminated if certain conditions are met (e.g. while xxx or until yyy happens etc). Nothing about the open-ended nature of a tenancy proposed by the RRB gives John Smith the tenant any right of ownership over your property, merely the right to occupy it indefinitely. The abolition of S21 isn’t going to change no matter what Ben Beadle and the NRLA do, every political party is committed to it and it’s seen as a vote winner so let’s stop bleating about the fact that it’s going to happen and figure out what we might be able to get NRLA to influence to mitigate it as far as possible.

The death of Awaab Ishak is dreadful and tragic and should never have happened but if mould is caused by condensation because of a lack of ventilation and / or heating, other than trying to advise and educate our tenants, what does the ombudsman expect landlords to do? “Website information does not cover how the landlord will tackle the issue, instead addressing what the resident should do.“ Are WE now expected to open the tenant’s curtains and windows for ventilation and put the heating on? Shall we also make them a nice cup of tea while we’re there?

A timely article as we are just advertising a couple of HMO rooms and have found that the demographic has changed dramatically even over the past 6 months. Virtually no applications from anyone under 25 and lots for the 35 - 45 bracket. We’re guessing that many mums and dads no longer have a “spare room” and are still cooking, washing, ironing etc for their adult offspring.

I came here to say exactly what Sandra and Robert just have. Please can everyone just calm the #£@& down. I’ve seen so many comments that EPC ‘C’ is coming in 2025 as if it’s already passed through the legislative process. The same applies to the abolition of S21. Neither of these things have actually happened yet and there is no clarity around what is expected to happen or when. Once again the government is failing both us and our tenants while churning out soundbites. Judging by this article, even our supporters aren’t helping.
