PSLs should establish what is their target audience! I used to target 2 bed mid terrace through to three bed detached. A Pyramid model with the three bed detached on the top. The board base being 2 bed mid terrace/ The majority of the population live in two bed mid terrace.

Andrew Townsend is absolutely right. Be extremely selective abut who you rent to! HMG cannot afford to fund housing for those who cannot afford to purchase or those that choose not to purchase! All this nonsense about HMG going to build 200,000 per year is just hot air! What it means is the Private Sector is to build and fund the houses, In 2008 the Country needed 3millin new homes. Now it needs 4million. HMG is going backwards!

The only, only, only way to solve the housing crisis is to build more houses! There is no other answer! HMG wants PSL to buy these houses and let them to those on Housing Benefit but those savvy landlords will let to those that fir in with their idea of the good tenants they seek and that tends to rule out those on HB due to the poor delivery of HB.

Journalists tend to be "woke"! The overall problem is lack of housing. There was insufficient to go around in 2008 and it is worse in 2023. We rely on Romanian Nationals to build houses. They need somewhere to live! Hence Romanians build houses for Romanians to live in! With Romanians comes the increase in crime! Romanians are 750% more likely to commit crime than English People. The Albanians are far worse. They top the league for Foreign Nationals in jail! Great Britain PLC needs Romanians to build houses! With that comes the Crime! The only answer to the housing shortage is to build more houses!

The PSL will receive no help from the Council for the simple reason if the tenant is evicted via the Courts then the Council has a duty to house the evicted tenant but has nowhere to house them!

In the County Court (not magistrates Court) I won the day! A Senior Circuit Judge had previously suggested to me that with the Trial Judge's permission I could introduce last minute evidence! Well, I brought into Court a door which had clearly been severely damaged with a hammer! The Defendant said it was not the same door but the Judge was having none of it and ruled it was the same door! So with two different Judges you get two different results!!! I have brought a Private Prosecution against the son for Threats yo Kill. The Police are not going to take action! There are two levels of Justice in Britain. One for those with deep pockets and another for those without deep pockets! A Lesson for all. Take any damaged doors into Court and ask the Judge's agreement to be entered in evidence! Always, photograph the damage to walls etc with a camera showing the date and time! Always prosecute in the County Court for the benefit of future landlords who may end up with the culprit!

The CPS offered to drop the "Racially Aggravated" if I coughed to assault which of course I declined. It seemed the prosecuted was far from convinced. The Judge at Pre Trial suggested that the alleged injured party was being somewhat over zealous and it was that I was referring to rather than his Nationality. Many years ago I used to run a Quality Control Lan and the men under me at the lunch break used to pay cards. All too often a man from Dagenham would throw his cards down and sat why don;e you eff off back to Hailwood you Scouse B....... Well they were list larking about! There was no racial intent. It is no more Racist to refer to Germans, Dutch, Norwegian and so on. How often have I said do you come from East or West Pakistan only to be told INDIA!

District Judge Barron said there as no evidence before him that the tenant's son had threatened to attack myself and workmen with a hammer albeit he had smashed up the bedroom with a hammer! The workman refused to do any work, quite understandably! However, there was a telephone recording to the Agent in which the son of the tenant had telephoned to say he was going to stab me in the neck and kill me! Kent Police "Apologised Unreservedly!"

Well, Petty Little Hitler! So what have I done wrong! Well the Incident was on 6th August, 2021. The Trial is due on 23rd May, 2023. I am accused of Racially Aggravated Assault! Well, where is the Racially Aggravated Element? I definitely called the officer a Petty Little Hitler and he said you are A Racist Mr Wilson! The Judge in the Pre Trial Review suggested that my comment was not Racist but was meant to indicate that the Officer had overstepped the mark! I have a habit of putting my foot in it! I have a Track Record of saying to people what part of the USA do you come from and they answer Canada! No one has accused me of being Racist when I have made that gaff! Apparently, the reasoning goes that if I am referring to him as a Petty Little Hitler then I am saying he is German! So what? It is not Racist to call someone German as far as I know! Yes I have said to someone in the past what part of Germany do you come from thinking it would be East or West Germany and been told Austria! On another occasion Switzerland! But no one suggested I was Racist! That morning I took a telephone call from an Agent. One of the tenants had a Heart Attack and died! In such circumstances I always handle things myself! About five minutes later I receive a telephone call from an employee regarding the subject matter of the man I then referred to as a Petty Little Hitler! So which do I deal with first? The family of the deceased tenant or the man I refer to as a Petty Little Hitler? We had a previous situation and the Chief Executive of the day ,of Maidstone Borough Council, referred to the officer as being "An Over Zealous Officer". I reported it to the Ombudsman who found in my favour. I passed the compensation to a Charity!

I was in London one day and a young lady approached me to ask whether I would financially support Shelter! Being the mug that I am I agreed. Then over the years I received plenty of emails telling me what a Great Guy I was! Then we had the Panorama Programme in March 2019! Polly Neate had some unkind things to say and I was Public Enemy Number One! According to the High Street Agents I was the only Landlord in Ashford who would take Victims of Domestic Abuse and tenants with small children! Yet Polly Neate said what she did!

All Landlords have anecdotal stories. Some Councils show double standards. One tenant had the Police attend the house seventeen times because her boyfriend was beating her up! He was also beating the house up! The Council required me to fix the damage! I said hold on its the tenants responsibility to fix the damage and make good! Not in our Borough said the Council Leader! I took him to the Council Website where it said Council Tenants are responsible themselves! Hence we had a Double Standard! If a Council House the tenant was responsible and if a Private Sector house the Landlord was responsible! Thank you I said! I will never purchase another house within your Borough and I did not for the last seventeen years.

Some questions have no answer! The number of houses needed is increasing not decreasing! HMG really needed to attracts PSLs but has done the opposite. It is far too late for the Mandarins in Whitehall to come up with a resolution. The fair thing to do is to be honest with young people and tell them that that some will never have a home of their own will never. PSLs are savvy people! They invest in properties which will primarily benefit them and not the Local Council. Many of the tenants had been in my houses for over ten years! That can only be because they enjoyed being my tenants.

The landlord rules, not the tenant It is now almost four years since the Panorama Programme appeared on BBC TV. People still come up to me and say you are absolutely correct! However, we are now sold up! In 2002 I stopped taking Housing Benefit tenants in Maidstone as Kent County Council offered a better deal if I took refugees from Serbia or Bosnia. If I look at Ashford in 2014 I took the decision not to retain HB tenants because of the time taken to deliver HB not because of the tenants! Not every tenant on Housing Benefit is a Problem but every problem is on Housing Benefit. If you do not accept HB tenants then the level of correspondence with Councils reduced to almost nil!

Andrew Townshend I've had East European tenants and have found them to be better than many British tenants. That is precisely what I have found also! A couple from Eastern Europe with two small children look after the house brilliantly!

I did a SAR request for six specific houses in Maidstone and the response was I had written just one letter in five years! A few years back they wrote to say I had not written one letter in two years to the Council in response to 1170 letters sent by the Council.

I was doing a Private Prosecution at Maidstone Magistrates Court and in the Prosecutors Coffee Room a young man recognised me and told me he lived with his parents, was 29 years old, billed £1,000 a day and received £100 of it! He commented to me that he could earn more as a lorry driver to which I replied then retrain as a lorry driver! George Bernard Shaw famously said those who can do and those who cannot teach! I see in the media today the Government ditches mandatory housebuilding targets. In 2008 Gordon Brown announced we need three million new homes. It has now increased to four million in 2022. We are going backwards not forwards. The net annual migration of 0.5 million extra means 125,000 extra to come out of the 300,000 Michael Gove speaks of! HMG needs to be honest with poorer people and say you will never have a house! By the time HMG has built them then your children will be adults and flown the nest!

Gentlemen, Thank you for your comments. There is an over production of tenants and an under production of housing! I noted the debate about barristers yesterday. There is an over production of Barristers and an under production of pupilages! It is all to do with supply and demand. Law Schools produce far too many Barristers and Solicitors! There are insufficient jobs. The housing crisis will never be sorted in my lifetime, and I intend to live forever! Either HMG builds upwards or outwards. If upwards, then you have social problems. If outwards, then you have environmental problems! So, what does HMG need? It needs a Housing Tsar. Not me thank you very much! They cannot pay enough! A seat on the Red Benches is not for me! I need a train to get to Charing Cross! People live longer these days! There is no one to look after them and retirement bungalows are not for the PSLs. Ginger McCain, of Red Rum Fame, used to say to me "Fools breed them and wise men buy them!" The point being import the readymade worker from East Europe! By the way you have to house them also! PSLs are all "business" people! They are Daily Mail readers and do not read the left- wing woke press! Following the Panorama Programme everywhere I went folk stopped me to say you are quite right. Well, that's true! It's all to do with how you handle people! I would say to the man or woman where do you live? What type of house? When did you buy it, how much did it cost and how much is it worth now! You have done better than me I would say, and their chest would visibly expand by two inches! Get them onside Rishi!

My Christan names is Fergus not Andrew but well done to you for building your own house. I did that with my present house by which I mean I "ran the job" but did not do the actual work myself! Michael Gove has today removed Housing Targets and where do the tenants go? Well, the current government thinking is you go up one extra floor! If HMG reduces housing targets, then it must increase the height of existing houses from two floors to three! HMG is considerably dependant on Private Sector Landlords (PSL) but since 2017 has developed a Lemming Instinct to kick the PSL at every opportunity and now wonders just why no one wishes to invest in houses. S E England needs the workforce coming over, but they are also entitled to be housed! Some questions do not have an answer! I have considerable concerns about the calibre of MPs at Westminster! You pay peanuts and you get monkeys!

Thank you all for your comments. When my wife started around 1990 renting was really Income Neutral! As long as the Rent covered the outgoings then I was satisfied! Everyone ate at my table! Solicitors, Surveyors, Letting Agents and ate their fill. However, I had an empty plate. It was very much seven years of Good Harvest and seven years of famine. The Sun and the Moon failed to bow down and now we have exited paying GCT as we went along! It was Mrs Wilson who had a few racehorses, not myself, and this season she was the Leading National Hunt owner in Britain for National Hunt for the first half of the season. However, she has decided to retire to keep me in the manner she is accustomed to. Mrs Wilson is the whiz kid with figures. I just thought it was hundreds, tens and units with a few noughts on the end! Net migration is up half a million this year which means (based on a four-person household) 125,000 more houses are needed. There is no way HMG is going to achieve it. One of the last things I did was to apply to increase the room capacity in a two-bed mid terrace in Maidstone to make four beds. However, part of the way through the application I sold the house but agreed to see the application through such that the new owner had the benefit of the planning permission. Now anyone can do that if they own a two bed Mid Terrace house. If you would like a copy of the planning consent let me know!

I am no longer involved in letting properties. All have been sold and fortunately for me before the recent price slump! In 2008 the (then) Council Leader did say that if I pulled out Ashford would not be able to cope! Well, the recent figures obtained by the KM Group under the FOI Act bear this out! I am grateful for the tenants who wrote under "Brilliant Landlords" which I will send to Graham Norwood. Kent Police declined to prosecute me, so Ashford brought a Civil Case. Well, I hope they found it worthwhile! As in all these cases it is the poor tenants that suffer! I wrote 454 letters in five years! About two a week! I think someone needs to look at the number of tenants! Interestingly one council admonished me for writing insufficient letters! The figure if 454 was about 10% of what I should have written! There will always be people who are inadequately housed in S E England. We had done more than our bit for victims of domestic violence. Life was so much easier without the tenants from Ashford that I took the view that we should terminate the tenancies of all other Kent Boroughs and sell out completely. I am sure that those in Ashford will think they acted in the best interests of the tenants but those without a roof over their heads may have a different view! Simon Logan is correct, and I should and have called it a day! There is no possibility of HMG of providing all the houses necessary to accommodate poor people who cannot afford to own a house! It is not a case of landlords taking up the slack but of not enough houses to start with! The country is in chaos, but I do not think landlords are!
