Michael, have you actually read Patrick's comment (and the original post, which is about scrapping an accreditation scheme)? I can't see how his comment is rubbish.

"... I note the Council doesn't suggest tenants spray the mould with mould spray and then wipe it off! " Why do you say that? The quote says "The team can advise tenants on ways to help this......"

I think most commenters above are being a bit unfair. The quote says "The team can advise tenants on ways to help this ", and only then goes on to say "and will support them if there are underlying issues....". I read this as Fenland will tell tenants how to prevent what is preventable.

On the content, the 4th paragraph seems quite poorly written as it appears to say that Landwood is inferior to "regular auction houses that conduct live streamed auctions, offering ultimate flexibility, transparency and speed".

This article claims to be written by the 'Landlord Today Team' but is (eventually) clearly an advertisment.

Two comments on the article content - 1. £10k is £833/month, so that's one (or maybe two) properties for most, hardly a portfolio. and 2. incorporation does nothing little to reduce the filing as accounts and corporation tax have to be filed digitally plus the confirmation Statement (annual return).

As a matter of interest, who are you typically selling to? Another landlord, an existing renter or to become a second or holiday home? As far as I can see the first two don't affect the market, only the last would reduce supply/increase demand.

I don't see why selling up should create a fall in rents*. It depends to whom you sell. If it's another landlord - no change. If it's to an existing renter - no change. Only if you pull it down or sell as a second home or holiday let will it reduce supply and there's quite a lot of swapping between long and short term lets already - nothing stopping you doing it, apart from willingness (and practicality). *Assuming that is what you are suggesting by "rental prices will fall".

George, they are talking about 36month (3 year) schemes, so 2030 doesn't come into it. Penny, I don't see how your comments (though often true) are relevant to this piece, which is about people choosing a house to buy, but not having to commit to a mortgage for 3 years, when they should get better terms. Michael: your response seems rather muddled and difficult to follow (punctuation?). I can't see much resemblance to rent to rent. Andrew: Kettel will be in it to make a profit, yes. The purchase price may end up a little higher, but it's fixed from the outset and the delay allows to save for the deposit and to improve their mortgage prospects (for those that need to, eg self-employed). It won't suit everybody by a long way, but it's an extra option.

The article only says that they can ask for it, which is only relevant if it's a practical pssibility.

" This month, average monthly mortgage payments (£901) overtake average monthly rental payments (£887). However, the data shows that over the last 10 years, the gap has narrowed ..., meaning it is no longer notably cheaper to rent.." How do these two (three) statements relate to each other? And why only talk about mortgage v rent. What about maintenance costs? and capital repayment element of monthly mortgage payment?

Who is suggesting that you do? Though it could depend on what you mean by "outside" (and the ventilation there)

This piece IS aimed at the "rogues", so I think that for once the term is correctly applied and in fact makes it clearer that those who do provide decent accomodation are not being targeted.

I don't actually see a significant discrepancy between the story and the council's 'clamp-down' claim. This was not a landlord that needed clamping down. However there should have been no need for an appeal as common sense should have prevailed much earlier in the case. What more can a person do than react immediately on receipt of a notice?

The numbers in the article all ignore that students are typically there for 3 years. Even if not in the same flat they only have to by one lot of furniture, so in Cardiff, it's about break even (£28/year saving) and everywhere else furnished is much more expensive (Coventry £684/year, Edinburgh £721/year), according to the figures given.

Please will you edit the opening paragraph to remove the double negative from "landlord who fails to offer a home that is not ‘fit for human habitation’" as this currently says the opposite of what is surely intended. I suggest deleting 'not' (ie landlord who fails to offer a home that is ‘fit for human habitation’). The error is repeated in the 3rd paragraph (though slightly less obviously. Replace "does not pose" with "poses".
