If tenants are good tenants, no Landlord would want to evict them, why would they? If they are a problem, constantly in arrears, damaging the property, or acting anti-socially, why wouldn't they? and why should't they not be able to? the only exception ,is if the Landlord needs to sell the property and in their personal circumstances and their personal situation, how can you reasonably deny that?

Another 'Sledge Hammer to Crack a Nut' there are adequate existing regulations to deal with bad landlords, this puts another loaded gun in the hands of tenants who want to cause trouble and add stress and hassle to the lives of the average good Landlord. Another attempt to woo the young voter, but it wont work, when there is less and less choice of property available.

The attractiveness of owning properties to let is reducing with each new tenant biased legislation implemented. Reduction in good Landlords' ability to manage their properties, reduction in tax allowances for improvements and problems with recovering rent arrears or dealing with poor tenant behaviour. Surely it is in the mutual interests of good tenants and good landlords to have a satisfactory and cooperative relationship? Regulation should focus on the bad landlords and tenants and let the legitimate market flourish. Heaven knows, we need more accommodation to be made available to meet the high demand, so stop discouraging investment.

What a Pratt! pure socialist/communist dogma. Has he got any idea how he is going to house all those tenants guilty of damage, anti-social and willful avoidance of rent, are going to be rehoused in the future? If he had any common sense, he would be lobbying the Government to make grants availableto cover the rents owed by genuine hardship cases and having them paid direct to the Landlords.

Why not modify S21. instead of scrapping it. Introduce the requirement for good reason to serve it, such as persistent rent arrears, damage to the property or wilful neglect or anti social behaviour. This would relieve pressure on the Courts processing S8. actions and limit the damage to the property and surroundings. The only other good reasons for requiring possession, could then be for personal reoccupation by the Landlord, or the need to sell.

What if the Landlords wants to sell the property at the end of the current lease? It sounds like using a sledge hammer to crack a nut, why not specify the grounds for eviction, to avoid the abuse of it. Not all Landlords are rogues and heaven knows the country needs housing. All this will do, is drive Landlords out of the market.

Why is this Government wasting valuable Parliamentary time doing so much to discourage 'Buy to Let' just to try and appease a popular vote. They are missing the point, that the popular vote needs somewhere to live and reducing numbers of properties available, as they are sold off and increasing rents to compensate for the costs of greater regulation and overheads, is not helping anyone.
