Just dragged out one report on one of our properties - assessor says we should install solar photovoltaic panels at cost of £9,000-£14,000 for typical savings of £247 per annum,and floor insulation at £800-£1.200 to save £68 a year - are these people living in the real world?

Government appears to be doing all it can for tenants and nothing whatsoever for landlords - fine to have a landlords register but what about a tenants register - I was recently forced to give a good reference for some appalling tenants,otherwise they would not have been able to rent another property and I would not have been able to reclaim the house - this on the advice from an agent - but I felt dreadful,in effect,deceiving any new landlord.

There will never be a Tenants Register,GDPR will see to that. Having evicted tenants from a trashed house,I wanted to warn the next landlord but council completely blanked me.

Anyone got any good ideas as to where to reinvest sales proceeds - over the years,the capital appreciation and income would be hard for me to match,safely,in any other form of investment,but I too am nearing the end of the road - you would think we had a Corbyn-type government in situ,these measures are the sort of rubbish I would then expect.

S21 date coming up,tenant says can't find anywhere to move to,and is therefore staying put. 1) can we at least put the rent up-it is low at present? 2) can we tell tenant we will seek a PO next year and court will award us costs? 3) can we tell tenant we will not give them a reference,tbey will have a CCJ, and then be at the mercy of council accommodation?
