I run a heating installation and maintenance company. Changing boiler is not as simple as it might appear. Some require large amounts of work and parts; some are relatively quick, easy and cheap. So both Michael and William are correct. We put in boilers at a range of prices, from about £2200 to £7500 upwards. Each job is different. Prices also vary around the country. We operate in a relatively costly area, so our costs (therefore our prices) are more than in some other areas. You will also note that the recent government levy on boiler manufacturers (introduced this month) has increased the purchase price for a boiler by £95 - £ 125. Another brilliant 'green' scheme. It is also becoming apparent that some air source heat pump installations are being removed and being replaced with gas boilers as some are failing to give enough heat. It seems that the 'jury is still out' on heat pumps.

Are there any statistics on how many tenants are actually injured by electrical faults in the installations? Or is this just another unnecessary set of regulations and, in this case, uncalled-for advice? I don't know - perhaps there is a real need for this?

Sadly, we have now sold 5. 2 left - and their future is in doubt. Of course by the time cgt and the remainder of the mortgages (about 30% of the value) is paid off, it doesn't leave a huge amount. These were to be a pension and to provide good quality long term accommodation. Aah well.

Agreed Peter. We're only small scale, but have sold 4. Only 2 remaining - and these are the 2 relatively upmarket houses, but we'll keep them under review.

Five sold so far The economic consequences of less lets available are that we will have a much less flexible workforce. Until now, it's been possible to do a short employment contract - or to try a new job, by renting for a while. Or simply to move to a new job and renting while looking to purchase. A disaster all round

Amazing how many people write articles telling us, experienced landlords, how to manage our businesses. But it's always just a way to advertise. In another capacity, I deal with a National managing agent who charges trades persons 16% of each invoice. Inevitably, their landlords end up paying this. When the invoice is, say £2-3K, 16% represents a lot of money for very little work.

As a heating engineer, I see many installations. The current generation of heat pumps just don't work well for most houses. So the whole approach is wrong. Just another example of government trying to impose improperly researched solutions.

I completed the sale on another last Friday. Whether to sell the next - I'm unsure. The only reason not to is that I don't want to upset the lives of my tenants. The change to CGT means that there is less incentive to hold on until next year. The original plan was to provide good quality accomodation, and never to sell. A plan to help with my retirement. However sucessive governments have changed my plan considerably. Matthew

The NRLA do not represent me. If I have to spend somewhere between £5-10K on each property the money wil have to come from somewhere. Where? When all houses have to meet EPC C then I'll be happy to do my part. I'm the meantime, I've sold one so far.

I'm in my mid sixties and cannot see a good reason for investing heavily in my portfolio. So I'm thinking of selling my Victorian terraces. It's a real shame for my (long term)tenants who would like to stay. It's also a shame to take more houses out of the rental sector. And a shame for me as these were to be part of my pension. But I cannot justify the cost and effort of organising and paying for the work.

This article appears to perpetuate the myth that small landlords are necessarily 'amateur', which is often linked with being 'bad' landlords. My portfolio may be only 3 houses, but they are well run with satisfied and happy tenants. The are also not highly leveraged. There are many examples of large landlords not providing a proper service to their tenants. Small landlords are an important part of the housing mix, and should be regarded as such.
